NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject prop-
erty is proposing to build a new two-story single family residence that is subject to the City’s Single
Family Architectural Design Review process. You have the opportunity to comment on the project
prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303(a) from the California Environmental Quality
Act (CEQA) for the construction of one single-family dwelling; and
B. Single-Family Architectural Design Review No. SFADR No. 24-11
Project Description: The Applicant is proposing a new 4,000 square foot, two -story, Contemporary
style residence with an attached 420 square foot two -car garage, a 240 square foot attached cov-
ered patio, and a 220 square foot front porch.
Lot Size: 12,001 square feet
Existing Building Size (excluding the garage): 2,114 square feet
New Building Size (excluding the garage): 4,000 square feet
Floor Area Ratio Proposed: 4,312 square feet and 35.9%
Floor Area Ratio Allowed: 5,300.5 square feet and 44.2%
Comment Period: Tuesday, December 17, 2024 to Thursday, January 2, 2025 by 5:30 PM
