HomeMy WebLinkAboutNoticeProject Location: 2417 & 2419 S. 2nd Ave. AIN No. 5789-019-017 Notice of Pending Decision - Major AM 24-11 NOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is requesting a Major Administrative Modification pursuant to Zoning Code Section 9106.03, to alter and reconfigure an existing, non-conforming rear unit, on an R-1 zoned lot that has two legal non-conforming dwellings. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15301 from the California Environmental Quality Act (CEQA) for the minor alteration of an existing structure; and B. Major Administrative Modification No. Major AM 24-11 Project Description: A modification request to allow the alteration of an existing nonconforming residential property to reconfigure and reduce the size of the rear unit (2419 S. 2nd Ave.) . The rear unit will be reconfigured with 214 square feet being removed and 206 square feet being added. The height of the structure will be increased from 13’-10” to 15’-3.25”. An existing, non-conforming side yard setback of 6’-4” is to be maintained, however an alcove 6’-7” in length will be enclosed on the wall. An existing porch attached to the unit is to be increased from 125 square feet to 230 square feet. Lastly, the total lot coverage of the rear unit will decrease from 1,540 square feet to 1,494 square feet. The property is zoned R-1, Low Density Residential and has two dwelling units. As such, the property is classified as nonconforming to the R-1 zone.
