HomeMy WebLinkAboutNoticeNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the
subject property is proposing to build a new, single-story residence subject to the City’s
Single-Family Architectural Design Review process. You have the opportunity to
comment on the project prior to the City making a decision on the project described
below:
A. Categorical Exemption per Section 15303 from the California Environmental
Quality Act (CEQA) for the new construction of one single-family dwelling;
and
B. Single-Family Design Review No. SFADR No. 25-04 and Protected Tree
Diseased/Hazardous No. TRD 25-06
Project Description: The project includes a new 5, 275 square foot, single-story,
French Country-style single-family residence with one (1) detached 448 square foot,
two-car garage and one (1) attached 504 square foot garage. The project also includes
removal of a diseased protected Valley Oak tree in the front yard setback.
Lot Size: 21,000 square feet
New Building Size (excluding the garage): 5,275 square feet
Floor Area Ratio Proposed: 6,439 square feet (30%)
Floor Area Ratio Allowed: 8,880 square feet (42%)
Comment Period: Monday, April 21, 2025– Monday, May 5, 2025
