Build new 441 s.f. 2-Car Detached Garage at the southeast part of the property.
New Class-A cement tile roof is selected for similar look to (e)wood shake roof on
existing residence. New cement tile roof requires a minimum pitch of 3:12.
Rainwater from new garage roof shall be conducted to Cambridge Drive via
sump pump with drain line from the southeast corner of the garage to daylight
at face of curb. Please refer to the topographic survey on sheet T-0.1.
Convert existing 464 s.f. attached garage to new Primary Bedroom with 3/4 Bath,
and revise the existing laundry area.
This conversion from attached garage to bedroom involves no change to
the existing roof structure, no change to the existing exterior wall framing,
no additional oor area, and no additional lot coverage.
