Notice of Pending Decision—Major AM 25-03
NOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is
requesting a Major Administrative Modification for the construction of a new detached, two-car
garage located within the rear yard of the subject property at 408 Cambridge Drive. You have the
opportunity to comment prior to the City making a decision on the project described below:
A. Categorical Exemptions per Sections 15303 and 15305 of the California Environmental
Quality Act (CEQA) Guidelines for new construction of small structures (garage) and
minor alterations in land use limitations (setback encroachments); and
B. Major Administrative Modification No. Major AM 25-03
Project Description: The applicant is proposing a new two-car garage to be located within the
southeast corner of the rear yard at 408 Cambridge Drive. Given the location of the existing
residence and a swimming pool, and to provide adequate vehicle storage and access, the garage
would encroach 5-feet within the required rear setback, and 6-feet within the required side
setback. The new garage complies with all other applicable development standards and design
guidelines. Said request has been reviewed and approved by the Architectural Review Board
(ARB) of Rancho Santa Anita Residents’ Association (Lower Rancho).
Required Rear Setback: 10’-0”
Proposed Rear Setback: 5’-0”
Required Side Setback: 9’-0”
Proposed Side Setback: 3’-0”
Comment Period: May 9, 2025 to May 23, 2025 by 4:30 PM
