Notice of Pending Decision—AM Major 24-14
NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of
the subject property is requesting a Major Administrative Modification. You have the
opportunity to comment on the project prior to the City making a decision on the
project described below:
A.Categorical Exemption per Sections 15301 and 15305 from the California
Environmental Quality Act (CEQA) for the minor alteration of an existing
structure and minor alternation in land use limitations; and
B.Major Administrative Modification No. Major AM 24-14
Project Description: A modification request to allow a reconfigured and expanded
attached garage to encroach in the interior side, rear, and street-side yard
setbacks. The new garage will have an interior side yard setback of five (5) feet,
whereas 9’-9” is required. The rear yard setback will be 10 feet, whereas 15 feet is
required. The required street side yard setback is 25 feet, whereas 12.35’ is
proposed. In addition, the HVAC compressor will be relocated into the street-side
yard with a setback of 20’-5”, whereas 25 feet is required.
Comment Period: Tuesday, May 20, 2025 to Tuesday, June 3, 2025
