property is proposing to build a new, two-story, Contemporary-style residence with a sports
court with lighting that is subject to the City’s Single-Family Architectural Design Review
process. You have the opportunity to comment on the project prior to the City making a
decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality
Act (CEQA) for the new construction of one single-family dwelling; and
B. Single-Family Architectural Design Review No. SFADR No. 24-13, Zoning Clearance-
Accessory Dwelling Unit No. ZCLR-ADU 25-02, Minor Use Permit No. MUP 25-01,
and Lot Line Adjustment No. LLA 25-01
Project Description: The Applicant is proposing a new 4,879 square-foot, two-story,
Contemporary-style residence with an attached three-car garage, detached 1,234 square-foot
pool house, and a sports court with lighting. The applicant is also requesting a lot line
adjustment to merge the two existing lots that make up the project location into one lot and a
permitted by-right Accessory Dwelling Unit.
Lot Size: 26,179 square feet (excluding Los Angeles County Flood Control easement)
Existing Building Size (excluding the garage): 1,372 square feet
New Building Size (excluding the garage): 4,879 square feet
Floor Area Ratio Proposed: 7,002 square feet (26.7%)
Floor Area Ratio Allowed: 9,545 square feet (36.5%)
Comment Period: Thursday, May 22, 2025 to Thursday, June 5, 2025 at 5:30 PM
