Project Description:
Demolish an existing one story single family residence (SFR)
and construct a new 3,555 square foot (SF) two- story SFR with
a detached three car garage on a 10,570 SF lot. The plan
includes landscaping improvements to the front and rear yard.

ACTION
Pursuant to City’s Development Code Section 9107.20.050, a Site Plan and Design Review in the
Homeowners Association Areas may be approved only if it is found that the proposed development
is consistent with the City’s adopted Design Guidelines.

Conditions of Approval:
1) Both the driveway and the walkway swing gate to be a solid design.
2) Paint gable end batten board a single color matching the siding color.
3) Add note on plan regarding the location of gutters and downspouts.
4) Reduce size of second floor closet window in east elevation and
second floor bathroom window in west elevation.
5) Use consistent window gird design for all windows.
6) Replace podocarpus gracilior with 24” box podcarpus macrophyllus.
7) Add 36” box Japanese maple to planting area adjacent to driveway
and walkway.
8) Replace redbud with 48” box multi-trunk carrot wood tree
(cupaniopsis anacardioides).
ARB Chair to review and sign off that the above conditions have been
incorporated in the plan.
Reason for Denial:
There is a ten (10) day appeal period for this application. To file an appeal, a completed
Appeal Application form must be submitted to the City’s Planning Division along with a
$728.00 appeal fee by 5:30 p.m. on June 9, 2025. You will be notified if an appeal is filed.
Approved designs shall expire in one year (June 10, 2026) from the effective date unless
plans are submitted to Building Services for plan-check, a building permit is issued and
the construction is diligently pursued, a certificate of occupancy has been issued, or the
approval is renewed. The final plans must be consistent with the approved design concept
plans and any conditions of approval. Any inconsistency from the approved design
concept plans may preclude the issuance of a building permit.
An extension may be granted by the ARB or designee, or the Review Authority that
approved the project for a maximum period of one (1) year from the initial expiration date.
An extension can only be granted if the required findings can be made. Please note that
acceptance of an extension request does not indicate approval of an extension.
