proposing to build a new single-family residence that is subject to the City’s Single-Family
Architectural Design Review process. You have the opportunity to comment on the project prior to
the City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act
(CEQA) for a new construction of one single-family residence.
B. Single-Family Architectural Design Review No. SFADR 24-25 and Protected Tree
Encroachment Permit No. TRE 25-05
Project Description: The applicant is proposing a new two-story, Mediterranean-style single-family
residence with a 6,189-square-feet of habitable area (maximum allowed up to 7,355 square feet) on
a 17,850-square-foot lot. The structure will be 26 feet in height (maximum allowed 30 feet). The
residence will provide a three-car garage with a total floor area of 768 square feet but exempt from
Floor Area Ratio (FAR) inclusion per the Development Code. The design includes a single-car
garage and a two-car garage, both attached to the house. A Protected Tree Encroachment Permit is
requested for a Redwood tree located in the front yard which will be preserved and protected during
demolition and construction activity. The development will also include a State Exempt 800-square-
foot Accessory Dwelling Unit (ADU) located within the rear yard. The ADU is not subject to this
SFADR No. 24-25 application process. The proposed project complies with all the Development
Standards including setbacks, height, lot coverage, and floor area limits. The project also meets
City’s Single-Family Residential Design Guidelines.
