ARCADIA MODIFICATION COMMITTEE

1. MODIFICATION NO. MC 09 -33 The applicant is requesting the following
1721 Tulip Lane Modifications to legalize a 119 square foot, non
Kathleen M. Corradini permitted gazebo at the rear of the property:
1. A zero southerly side yard setback in lieu of 8'-
6" required (AMC Sec. 9252.2.3);
2. A zero rear yard setback in lieu of 3' -0" required
(AMC Sec. 9252.9.1); and,
3. A 36.19% lot coverage for the site in lieu of the
maximum 35% permitted (AMC Sec.
9252.2.5.1).
The applicant is requesting a Modification for a 19'-
0" setback for a new semi circular driveway in lieu
of 25' -0" required, as measured from the front
property line to the furthest distance of the inside
edge of the proposed driveway (AMC Sec.
9252.2.6.2).
The applicant is requesting a Parking Modification
for the subject property to utilize the Arcadia
Presbyterian Church parking lot located at 810
South First Avenue, which is located approximately
140 feet from the subject property in lieu of the
maximum permitted distance of 100 feet, to provide
the required parking spaces for the conversion of a
4,453 square -foot general office space to medical
uses (AMC Sec. 9269.6).
The applicant is requesting a Modification from the
open space regulations to enclose and cover an
existing 207 square -foot, second -floor deck in lieu
of maintaining at least 100 square feet of
uncovered deck space (AMC Secs. 9220.47.1
9255.2.11A).
There is a five (5) working day appeal period. Appeals are to be filed by 5:30 p.m. on May 4, 2010.
Any writings or documents provided to a majority of the Modification Committee members regarding any
item on this agenda will be made available for public inspection in the Planning Services office at Arcadia
