Dear Mr. Chan:
At its September 9, 2025 meeting, the Planning Commission unanimously approved
Tentative Tract Map No. TTM 25-02 (84785) for the merging of two parcels and subdivision
of the airspace at 36 & 42 E. Colorado Boulevard, subject to the conditions listed as part of
the enclosed Resolution No. 2174.
There is a ten (10) day appeal period for this application. To file an appeal, a completed
Appeal Application form must be submitted to the Community Development Division along
with a $772.00 appeal fee by 5:30 p.m. on Monday, September 22, 2025. You will be notified
if an appeal is filed.
The approval of TTM 25-02 (84785) shall expire in two years (September 23, 2027) from
the effective date unless a Final Map is filed with the City and recorded with the County
Recorder. The final map must be consistent with the approved design concept plans and any
conditions of approval.
An extension may be granted by the Deputy Development Services Director or designee, or
the Review Authority that approved the project for a maximum period of one (1) year from
the initial expiration date. An extension can only be granted if the required findings can be
made. Note that acceptance of an extension request does not indicate approval of an
extension.
A building permit must be obtained prior to any construction activity. Please contact Building
Services (626) 574-5416 for information on submittals and fees. This letter of approval must
be presented to Building Services to initiate the permitting process.
Approval of Tentative Tract Map No. TTM 25-02 (84785) shall not go into effect unless the
Property Owner and Applicant have executed and filed the enclosed Acceptance Form to
indicate awareness and acceptance of these conditions of approval. The Acceptance Form
is due now and if it is not received by October 9, 2025, or if the project is appealed, this
approval will become null and void.
