described below. The Project includes the following:
A. A Categorical Exemption from the California Environmental Quality Act (CEQA) Pursuant
to Section 15303(a) of the CEQA Guidelines pertaining to New Construction of One, Single-
family Residence; and
B. Appeal No. 25-02 of the denial of Single-Family Architectural Design Review No. SFADR 25
-08, Major Administrative Modification No. Major AM 25-08, and Protected Tree
Encroachment Permit No. TRE 25-07
Project Description: An appeal of the City’s denial of a new 4,796 square-foot, two-story Mid-
Century Modern residence which includes the retention of an existing accessory structure with
nonconforming side and rear yard setbacks, and encroachment within the protected zones of three
protected trees on site.
