proposing to build a new single-family residence that is subject to the City’s Single-Family Architectural
Design Review process. You have the opportunity to comment on the project prior to the City making a
decision on the project described below:
A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act
(CEQA) for the new construction of one, single-family dwelling; and
B. Single-Family Architectural Design Review No. SFADR 25-09 and Protected Healthy Tree
Removal Permit No. TRH 25-06
Project Description: The applicant proposes to demolish the existing residence and construct a new two-
story Tuscan-style home with 6,584 square feet of living area, 1,035 square feet of garage area consisting
of one attached two-car garage and one detached two-car garage, an 109 square foot front porch, a 303
square foot rear covered patio, and a detached 487 square foot cabana. The project also includes the
removal of one protected 24” Afghan pine tree. The project also includes a 800 square foot detached
Accessory Dwelling Unit (ADU) which is not subject to the City’s Single Family Architectural Design
Review process.
Lot Size: 18,900 square feet
New Building Size (excluding the garage): 6,584 square feet
Floor Area Ratio Proposed: 7,542 square feet (40%)
Floor Area Ratio Allowed: 7,670 square feet (41%)
Comment Period: Wednesday, October 22, 2025 to Wednesday, November 5, 2025 at 5:30 PM
