City Council Chambers Conference Room Penman, Wray and Parrille Consideration of the following requests for a proposed 1,146 square -foot, second -floor addition to the existing 4,323 square -foot, single -story building that consists of general office and dental uses: 1. A parking modification for four (4) on -site parking spaces in lieu of 26 spaces required (AMC 9269.5); and, 2. Architectural Design Review. The applicant is requesting the following modifications: 1. A front yard fence height of 4' -0" in lieu of the maximum permitted height of 3' -0" (AMC Sec. 9252.2.12.1); and, 2. A driveway entry gate height of 5' -0" in lieu of the maximum permitted height of 4' -0" (AMC Sec. 9252.2.12.1). The applicant is requesting the following modifications to the existing 3,159 square -foot, one -story residence: 1. A 41' -1" to 43' -4" front yard setback in lieu of 47' -0" required for a new 106 square -foot, garage addition (AMC Sec.9251.2.2); and, 2. An 18' -0" southerly side yard setback in lieu of 18'- 3" required for a new 55 square -foot, one -story addition (AMC Sec. 9251.2.3).
