ARCADIA MODIFICATION COMMITTEE
Tuesday, May 25, 2010 at 7:45 A.M.

Consideration of the following requests for a proposed
1,146 square -foot, second -floor addition to the existing
4,323 square -foot, single -story building that consists of
general office and dental uses:
1. A parking modification for four (4) on -site parking
spaces in lieu of 26 spaces required (AMC 9269.5);
and,
2. Architectural Design Review.
The applicant is requesting the following modifications:
1. A front yard fence height of 4' -0" in lieu of the
maximum permitted height of 3' -0" (AMC Sec.
9252.2.12.1); and,
2. A driveway entry gate height of 5' -0" in lieu of the
maximum permitted height of 4' -0" (AMC Sec.
9252.2.12.1).
The applicant is requesting the following modifications
to the existing 3,159 square -foot, one -story residence:
1. A 41' -1" to 43' -4" front yard setback in lieu of 47' -0"
required for a new 106 square -foot, garage addition
(AMC Sec.9251.2.2); and,
2. An 18' -0" southerly side yard setback in lieu of 18'-
3" required for a new 55 square -foot, one -story
addition (AMC Sec. 9251.2.3).
There is a five (5) working day appeal period. Appeals are to be filed by 5:30 p.m. on June 2, 2010.
Any writings or documents provided to a majority of the Modification Committee members regarding any
item on this agenda will be made available for public inspection in the Planning Services office at Arcadia
City Hall, 240 W. Huntington Dr., Arcadia, CA 91007 (626) 574 -5423.
