proposing to make a first and second floor addition to an existing single-family residence that is subject to
the City’s Single-Family Architectural Design Review process. You have the opportunity to comment on the
project prior to the City making a decision on the project described below:
A. Categorical Exemption per Sections 15303(a) and 15305(a) from the California Environmental
Quality Act (CEQA) for an addition to an existing structure and a minor alteration in land use
limitations; and
B. Single-Family Architectural Design Review No. SFADR 25-10 and Major Administrative
Modification No. MAJOR AM 25-04
Project Description: The applicant is proposing a 104 square foot addition on the first floor and a new
861 square foot second story addition to an existing single-story home located at 301 E. Magna Vista
Avenue. A modification is also being requested for the proposed addition to have the same 24’-10” front
yard setback as the existing home, in lieu of the required 25’-0” front yard setback. The addition will comply
with all other applicable development standards. The project also includes a 741 square foot attached
Accessory Dwelling Unit (ADU) which is not subject to the City’s Single Family Architectural Design
Review process.

New Building Size (excluding the garage): 3,059 square feet
Floor Area Ratio Proposed: 3,059 square feet (37%)
Floor Area Ratio Allowed: 3,679 square feet (45%)
Comment Period: Wednesday, November 5, 2025 to Wednesday, November 19, 2025 at 5:30 PM
