HomeMy WebLinkAboutNoticeNOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is
proposing to build a new single-family residence that is subject to the City’s Single- Family
Architectural Design Review process. You have the opportunity to comment on the project prior to
the City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act
(CEQA) for a new, single-family residence.
B. Single-Family Architectural Design Review No. SFADR No. 25-13 and Protected Tree
Encroachment Permit No. TRE 25-15
Project Description: A new 4,953-square-foot, two-story, Mediterranean-style residence, with an
attached 672-square-foot three-car garage. The residence also includes 359 square feet of high -
ceiling area. The development will encroach within the protected zone of one (1) Deodar Cedar tree
located at the front. The project will comply with all the Development Standards and City ’s
Residential Design Guidelines. A detached 800-square-foot Accessory Dwelling Unit (ADU) is also
proposed as part of the project but not subject to this SFADR 25-13 Application.
Lot Size: 12,075 square feet
New Building Size (excluding garage, high-ceiling area, and ADU): 4,953 square feet
Floor Area Ratio Allowed: 5,330 square feet (44.1%)
Floor Area Ratio Proposed: 5,312 square feet (43.9%)
Comment Period: November 7, 2025 to November 21, 2025 at 4:30 PM
