proposing to build a new single-family residence that is subject to the City’s Single- Family
Architectural Design Review process. You have the opportunity to comment on the project prior to
the City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act
(CEQA) for a new, single-family residence.
B. Single-Family Architectural Design Review No. SFADR No. 25-12 and Protected Tree
Encroachment Permit No. TRE 25-16
Project Description: A new 6,154-square-foot, two-story, Contemporary style residence, with an
attached 749-square-foot, one and two-car garages. The residence will also include 299 square foot
of high-ceiling area. The proposed improvements will encroach into the protected zone of two (2)
protected trees. The proposed project complies with all the Development Standards including
setbacks, lot coverage, height, and floor area limits. The project also meets City’s Residential
Design Guidelines.
Lot Size: 15,243 square feet
New Building Size (excluding the garage and high-ceiling area): 6,154 square feet
Floor Area Ratio Allowed: 6,573 square feet (43%)
Floor Area Ratio Proposed: 6,453 square feet (42%)
Comment Period: November 7, 2025 to November 21, 2025 at 4:30 PM
