HomeMy WebLinkAboutDecision Letter DEVELOPMENT SERVICES DEPARTMENT ArcadiaCA.gov | 240 West Huntington Drive, Arcadia, CA 91007 | (626) 574- 5415 December 11, 2025 Thomas Li Prestige Design, Planning, and Dev., Inc. 914 S. 4th Avenue Arcadia, CA 91006 Subject: Approval of Appeal No. 25-02 and Single-Family Architectural Design Review No. SFADR 25-08, Major Administrative Modification No. Major AM 25-08, and Protected Tree Encroachment Permit No. TRE 25-07 Project Address: 363 Warren Way Dear Mr. Li: At its December 9, 2025 meeting, the Planning Commission unanimously approved Appeal No. 25-02 and Single-Family Architectural Design Review No. SFADR 25-08, Major Administrative Modification No. Major AM 25-08, and Protected Tree Encroachment Permit No. TRE 25-07 for the proposed new, two-story Modern-style single-family residence at 363 Warren Way, subject to the conditions listed as part of the enclosed Resolution No. 2178. There is a ten (10) day appeal period for this application. To file an appeal, a completed Appeal Application form must be submitted to the Community Development Division along with a $772.00 appeal fee by 4:30 p.m. on Friday, December 19, 2025. You will be notified if an appeal is filed. The approval of Appeal No. 25-02 and Single-Family Architectural Design Review No. SFADR 25-08, Major Administrative Modification No. Major AM 25-08, and Protected Tree Encroachment Permit No. TRE 25-07 shall expire in one year (December 20, 2026) from the effective date unless plans are submitted to the Building Services and are in active plan check, building permit is issued and the construction is diligently pursued, a certificate of occupancy has been issued, or the approval is renewed. An extension may be granted by the Deputy Development Services Director or designee, or the Review Authority that approved the project for a maximum period of one (1) year from the initial expiration date. An extension can only be granted if the required findings can be made. Note that a complete extension application must be submitted prior to the expiration date and acceptance of an extension request does not indicate approval of an extension. Demolition and building permits must be obtained prior to any development activity. Please contact Building Services (626) 574-5416 for information on submittals and fees. This letter of approval must be presented to Building Services to initiate the permitting process. Approval of Appeal No. 25-02 and Single-Family Architectural Design Review No. SFADR 25-08, Major Administrative Modification No. Major AM 25-08, and Protected Tree Encroachment Permit No. TRE 25-07 shall not go into effect unless the Property Owner(s) and Applicant have executed and filed the enclosed Acceptance Form to indicate awareness and acceptance of the conditions of approval as part of Resolution No. 2178. The Acceptance Form is due now and if it is not received by January 12, 2026, or if the project is appealed, this approval will become null and void.
