Dear Mr. Chan:
At its December 9, 2025 meeting, the Planning Commission unanimously approved
Tentative Parcel Map No. TPM 25-04 (84910) for the subdivision of airspace for the
previously approved 4-unit multifamily development at 48 E. Colorado Boulevard,
subject to the conditions listed as part of the enclosed Resolution No. 2180.
There is a ten (10) day appeal period for this application. To file an appeal, a
completed Appeal Application form must be submitted to the Community
Development Division along with a $772.00 appeal fee by 4:30 p.m. on Friday,
December 19, 2025. You will be notified if an appeal is filed.
The approval of TPM 25-04 (84910) shall expire in two years (December 20, 2027)
from the effective date unless a Final Map is filed with the City. The Final Map must
be consistent with the approved plans and the conditions of approval.
An extension may be granted by the Deputy Development Services Director or
designee, or the Review Authority that approved the project for a maximum period
of one (1) year from the initial expiration date. An extension can only be granted if
the required findings can be made. Note that acceptance of an extension request
does not indicate approval of an extension.
A building permit must be obtained prior to any construction activity. Please contact
Building Services (626) 574-5416 for information on submittals and fees. This letter
of approval must be presented to Building Services to initiate the permitting process.
Approval of Tentative Parcel Map No. TPM 25-04 (84910) shall not go into effect
unless the Property Owner and Applicant have executed and filed the enclosed
Acceptance Form to indicate awareness and acceptance of the conditions of approval
as part of Resolution 2180. The Acceptance Form is due now and if it is not received
by January 8, 2026, or if the project is appealed, this approval will become null and
void.

Approval of your application shall not be of effect unless the property owner and
