PUBLIC HEARING NOTICE – PLANNING COMMISSION
Persons wishing to comment on the project and/or environmental documents may do so at the public hearing or by submitting wri tten
statements to Planning Services prior to the January 13, 2026, hearing. This notice was posted on the City’s website, the City Council
Chambers, and at the Arcadia Public Library on Tuesday, December 30, 2025. The staff report for this project will be available on the City’s
website at www.ArcadiaCA.gov after 5:30 p.m. on Thursday, January 8, 2026. For more information you may also visit the City’s website at
www.ArcadiaCA.gov/noticesanddecisions. City Hall will be closed on Wednesday, December 31, 2025, and January 1, 2026 in observance of
New Year, and on Friday, January 9, 2026.
Per Government Code Section 65009 – If you challenge this project in court or in administrative hearing, you may be limited to raising only
those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the City of
Arcadia, or prior to the public hearing.
In compliance with the American with Disabilities Act, if you need special assistance to participate in this meeting, please contact Planning
Services at (626) 574-5423. Notification of three business days prior to the meeting will enable the City to make reasonable arrangements to
assure accessibility to this meeting.

NOTICE IS HEREBY GIVEN that the Planning Commission will hold a public hearing for
the proposed request:
A. Extension Request No. EXT 25-04 for the Approved Derby Mixed Use
Development, which consists of Minor Use Permit No. MUP 22-02,
Architectural Design Review No. ADR 22-06, including a Density Bonus, and
a Lot Line Adjustment; and
B. The Derby Mixed-Use project was previously approved with a certified
EIR; no additional CEQA review is required for the extension as this is not
a project under CEQA.
Project Description: The request is to extend the Derby Mixed Use approval for another
year that was approved by City Council in January 2024. The approved project consisted
of the following entitlements a Minor Use Permit, Architectural Design Review with Density
Bonus, and Lot Line Adjustment for The Derby Mixed Use Project at 233 and 301 E.
Huntington Drive. The approved Project is six-stories tall with five stories of residential
units (205 for-rent units and 9 affordable units), ground floor commercial space consisting
of a 3,300 square foot restaurant and 1,400 square feet of café space, one level of
subterranean parking for residents, and ground level commercial and valet parking for a
total of 412 parking spaces. The approved Project includes the demolition of The Derby
and former Souplantation restaurants and the construction of a new, larger The Derby
restaurant with a rooftop bar on the same site facing E. Huntington Drive.
