Per Government Code Section 65009 – If you challenge this project in court or in administrative hearing,
you may be limited to raising only those issues you or someone else raised at the public hearing described
in this notice, or in written correspondence delivered to Greg Medeiros at or prior to the public hearing.
In compliance with the American with Disabilities Act, if you need special assistance to participate in this

NOTICE IS HEREBY GIVEN that the Rancho Santa Anita Residents Association
Architectural Review Board will hold a public hearing for the project described below. The
project includes the following:
A. A Categorical Exemption from California Environmental Quality Act Pursuant to
Section 15303, Class 3 and Section 15304;
PROJECT ADDRESS: 480 Oxford Drive
PROJECT DESCRIPTION: Demolish an existing 1,907 square foot (SF) one-story single-
family residence (SFR) and construct a new 4,600 SF two story SFR. The dwelling
includes a great room, dining, kitchen, pantry, laundry, five bedrooms, five baths, powder
room, family room, office, second floor rear balcony and a 694 SF three car detached
garage. The roof height will be 27’ 4” feet. The plan includes landscaping improvements
to the front and rear yards. Project details and calculations provided by applicant.
Lot Size: 14,590 sq. ft.
Building Size (excluding the garage): 4,600 sq. ft.
Lot Coverage Proposed: 4,061/ 14,590 = 27.8 %, allowed 35%)
Floor Area Ratio Proposed: 4,668 sq. ft., allowed 5,398 sq. ft.
