HomeMy WebLinkAboutNoticeNOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single-Family Architectural Design Review process. You have the opportunity to provide comments prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for a new, single-family residence.
B. Single-Family Architectural Design Review No. SFADR No. 25-18 and Protected Tree Encroachment Permit No. TRE 25-18
Project Description: A new 6,539-square-foot, two-story, Mediterranean-style residence, with an attached 665-square-foot three-car garage. The residence also includes 598-square-foot of high-ceiling area and a 337-square-foot covered rear patio. The proposed project will encroach within the protected zone of one (1) protected coast live oak tree located on the subject site. The proposed project complies with all the Development Standards including setbacks, lot coverage, height, and floor area limits. The project also meets City’s Residential Design Guidelines. The project will also include a detached, 800-square-foot Accessory Dwelling Unit (ADU) within the rear yard, not subject to this SFADR No. 25-18 review process.

Floor Area Ratio Allowed: 7,821.8 square feet (40.3%)
Floor Area Ratio Proposed: 7,137 square feet (36.8%)
Comment Period: January 7, 2026 to January 21, 2026 at 5:30 PM
