HomeMy WebLinkAboutNoticeNOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single-Family Architectural Design Review process. You have the opportunity to provide comments prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for a new, single-family residence.
B. Single-Family Architectural Design Review No. SFADR No. 24-14, Protected Tree Encroachment Permit No. TRE 25-08, and Protected Tree Removal Permit No. 25-16
Project Description: A new 5,042-square-foot, two-story, Tuscan-style residence, with an attached 467-square-foot two-car garage. The residence also includes a 601-square-foot high-ceiling area and covered patios and a front porch totaling 826 square feet. The project site includes two protected Coast live oak trees with the proposed development requiring an encroachment within the protection zone of one oak, and removal of the other. The proposed project complies with all the Development Standards including setbacks, lot coverage, height, and floor area limits. The project also meets City’s Residential Design Guidelines. The project will also include a detached, 994-square-foot Accessory Dwelling Unit (ADU) within the rear yard, but not subject to the SFADR No. 24-14 review process.

Floor Area Ratio Allowed: 7,934 square feet (40%)
Floor Area Ratio Proposed: 6,637 square feet (33.5%)
