The proposed project is subject to City’s Single-Family Architectural Design Review and Major Administrative Modification process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15301 from the California Environmental Quality Act (CEQA) for additions to existing structures; and B. Single-Family Architectural Design Review No. 25-25; and C. Major Administrative Modification No. Major AM 25-12 Project Description: The subject property is zoned R-1, Low-Density Single-Family Residential, but includes two longstanding dwelling units. As such, the property is classified as legal-nonconforming to the R-1 zone. The proposed project includes expansion of existing bedrooms for the primary dwelling by 132 square feet, including removal and replacement of an existing carport with a new, code-compliant, 538 square-foot two-car garage. The secondary dwelling unit will include a 300 square-foot bedroom addition at the first floor level. The proposed project complies with the Development Standards and Residential Design Guidelines.
