Per Government Code Section 65009 – If you challenge this project in court or in administrative hearing,
you may be limited to raising only those issues you or someone else raised at the public hearing described
in this notice, or in written correspondence delivered to Greg Medeiros at or prior to the public hearing.

NOTICE IS HEREBY GIVEN that the Rancho Santa Anita Residents Association
Architectural Review Board will hold a second public hearing for the project described
below. The project includes the following:
A. A Categorical Exemption from California Environmental Quality Act Pursuant to
Section 15303, Class 3 and Section 15304;
PROJECT ADDRESS: 416 Catalpa Road
PROJECT DESCRIPTION: Demolish an existing 2,923 square foot (SF) one-story single-
family residence (SFR) and construct a new 4,420 SF two story SFR. Based on comments
from the last hearing, the plan was revised to remove the basement, reduce hardscape,
increase the use of pavers, use solid wood garage door, add perimeter hedges, olive tree
upsized, window grids consistently applied and majority of roof massing 24’ 6”. Building
square increased by 492 SF and lot coverage by 458 SF. Project details and calculations
provided by applicant.
Lot Size: 12,367 sq. ft.
Building Size (excluding the garage): 4,420 sq. ft.
Lot Coverage Proposed: 3,815/ 12,367 = 30.9 %, allowed 35%)
Floor Area Ratio Proposed: 4,465 sq. ft., allowed 4,575.79 sq. ft.
