NOTICE IS HEREBY GIVEN that the Planning Commission will hold a public hearing for the
project described below. The project includes the following:
A.Categorical Exemption from CEQA Pursuant to Section 15303(a) and 15305 of the
CEQA Guidelines pertaining to new construction of a single-family house and a
minor alteration to the land use limitations; and
B.Planning Commission Administrative Modification No. PC AM 26-02; ProtectedHealthy Tree Removal Permit No. TRH 26-03; and Protected Tree EncroachmentPermit No. TRE 26-06
Project Description: The Applicant is requesting to reduce the required front yard setback from the required 151’-6” to 120’-0”, remove one protected healthy Coast Live Oak tree, and allow encroachment into the protected zones of additional protected trees in connection with the demolition of an existing residence and construction of a new two -story single-family residence with attached garages, pool house/cabana, swimming pool, and associated site improvements within the Rancho Santa Anita Homeowners Association area, commonly referred to as the “Upper Rancho” neighborhood.
