Per Government Code Section 65009 – If you challenge this project in court or in administrative hearing,
you may be limited to raising only those issues you or someone else raised at the public hearing described
in this notice, or in written correspondence delivered to the David Lee, at or prior to the public hearing.
In compliance with the American with Disabilities Act, if you need special assistance to participate in this
meeting, please contact David Lee at (310) 650-7216. Notification of three business days prior to the
meeting will enable the ARB to make reasonable arrangements to assure accessibility to this meeting.

NOTICE IS HEREBY GIVEN that the Santa Anita Oaks Architectural Review Board
(ARB) will hold a public hearing for the project described below. The project includes the
following:
A. A Categorical Exemption from California Environmental Quality Act Pursuant to
Section 15303, Class 3
PROJECT ADDRESS: 1405 Rancho Rd, Arcadia, CA
PROJECT DESCRIPTION: A new 7,557 square foot, two-story, Italian style residence,
with a 447 square foot, attached, two-car garage, and a 441 square foot detached garage.
The proposed improvements will encroach into the protected zone of one (1) protected
trees.
Lot Size: 30,300 sq. ft.
Existing Building Size (excluding the garage): 3,002 sq. ft.
New Building Size (excluding the garage): 7,557 sq. ft.
Floor Area Ratio Proposed: 8,394 sq. ft. and 27.7%
Floor Area Ratio Allowed: 8,595 sq. ft. and 28.4%

HEARING DATE AND TIME: Monday, June 22, 2026 at 7:00pm
PLACE OF HEARING: Arcadia City Hall, City Council Chambers conference room
