City Council Chambers Conference Room Kruckeberg, Penman, Parrille The applicant is requesting a Modification to maintain a 7'- 7" northerly side yard setback in lieu of 11' -9" required to accommodate a new 1,224 square -foot sunroom and a 612 square -foot patio cover at the rear of the existing one -story residence (AMC Sec. 9252.2.3), and Architectural Design Review approval of the proposed project. The applicant is requesting a Modification and Design Review approval for a new 1,767 square -foot, one -story addition with an attached 768 square -foot, three -car garage, and accessory structures totaling 794 square -feet to the existing rear unit that is a 700 square -foot, legal non- conforming second residence on an R -1, Single Family Residential zoned property (AMC Sec. 9252.1.7). The applicant is requesting a Parking Modification to allow 12 parking spaces in lieu of 14 spaces required to convert the existing 2,265 square -foot retail space to a dental (orthodontic) office. Of the 12 spaces, 4 of the new stalls will be created at 8' X 20' in lieu of 9' X 20' required (AMC Sec. 9269.5). The applicant is requesting Design Review approval and a Modification to allow a 2' -8" northerly side yard setback in lieu of 9' -3" required to legalize the conversion of a 175 square -foot, open courtyard area into livable space (AMC Sec. 9252.2.3). The improvements were completed to the front of three legal non conforming units that are located on an R -1, Single Family Residential zoned property (AMC Sec. 9252.1.7). The applicant is requesting the following improvements: 1. A Modification to allow a 40% rear yard lot coverage in lieu of the maximum 25% permitted and to exceed 50% of the ground floor area of the main dwelling to legalize a non permitted 238 square foot, storage room that is currently attached to the existing detached garage (AMC Sec. 9252.2.9.1); and, 2. Design Review of the non permitted storage room, and several one -story additions totaling 640 square feet to the existing 1,470 square -foot, one -story residence. 6. MODIFICATION NO. MC 10 -28 AND SIGN ARCHITECTURAL DESIGN REVIEW NO. SADR 10-08 225 East Live Oak Avenue Paul Lu Approved, 3 0 A Modification and Design Review approval for the following improvements on an R -3, Multiple- Family Residential zoned property, currently occupied by Evangelical Formosan Church of Arcadia: 1. The replacement of two existing wall signs with two new non illuminated wall sings (location and size to remain the same); and, 2. Install a new 6' -6" high, double- sided, non illuminated monument sign near the southeast comer of the property.
