ARCADIA MODIFICATION COMMITTEE

The applicant is requesting approval for two new wall signs
and a new monument sign for the existing medical office
building:
1. A Modification to allow the easterly side wall sign and
monument sign to be located within one hundred feet
(100') of an R -0 zoned property (AMC Sec. 9262.4.4
and 9262.4.6); and,
2. Architectural Design Review for the signs.
The applicant is requesting the following Modifications to
accommodate a new 495 square -foot, second -story
addition to the existing 1,690 square -foot, one -story
residence:
1. To allow a 17' front yard setback in lieu of the required
25'; and encroachment into the 30- degree plane
projected from the front property line (AMC Sec.
9252.2.2); and,
2. Architectural Design Review for the new addition and
proposed improvements.
The applicant is requesting oak tree permits for the
following (AMC Sec. 9703):
1. Legalize the removal of an Englemann Oak tree that
was located in the front yard area of the subject
property; and,
2. Legalize the non permitted trenching for the block wall
footings that encroached within the dripline of two (2)
Coast Live Oak trees that are located in the rear yard of
the adjacent property at 280 Hacienda Drive.
