ARCADIA MODIFICATION COMMITTEE

The applicant is requesting the following Modifications and
Administrative Single- Family Architectural Design Review
approval to legalize a non permitted addition to one of the
two, legal- nonconforming units that are located on an R -1
single family zoned property:
A. Expansion of a non conforming use to allow a new 180
square -foot, one -story enclosed patio addition to the
existing 1,550 square -foot rear unit (AMC Sec.
9252.1.7); and,
B. A 22' -0" rear yard setback in lieu of 25' -0" required for
the non permitted addition (AMC Sec. 9252.2.4).
The applicant is requesting a Modification and an
Administrative Single- Family Architectural Design Review
approval for an addition that includes a 484 square-foot
bedroom and bathroom, and a 243 square -foot covered
patio, to the front unit of an R -1 single- family zoned
property developed with two legal- nonconforming units
(AMC Sec. 9252.1.7).
The applicant is requesting a Modification to allow a 15' -0"
street-side yard setback in lieu of 25' -0" required to legalize
the conversion of a 150 square -foot breezeway into livable
space that is located between the existing garage /office
and house (AMC 9252.2.3.2).
The Highland Oaks Homeowners Association has reviewed
and approved the architectural design of the converted
breezeway.
