HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is proposing a first-floor addition and a new second floor to an existing single-story residence as well as an expansion of the existing detached garage. The project is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to provide comments prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for Additions to Existing Structures; and
B. Single-Family Architectural Design Review No. SFADR No. 26-03
Project Description: The applicant is proposing a 1,833-square-foot first-floor addition to an existing single-story residence and a new 1,609-square-foot second floor. The project also includes 62 square feet of high-ceiling area, and 301 square feet of non-exempt garage floor area. The subject site includes a legal nonconforming secondary dwelling unit that would be combined with the main dwelling unit as part of the project which would correct the site’s current nonconforming status. As part of the project, the existing detached two-car garage will be expanded to a four-car garage. The proposed project complies with the Development Code including setbacks, lot coverage, height, and floor area limits, as well as City’s Single-Family Residential Design Guidelines.
Lot Size: 25,160 square feet
Existing Habitable Area (excluding the garage): 2,478 square feet
Proposed Additions: First floor - 1,833 square feet / new second floor - 1,609 square feet
Allowed Floor Area Ratio: 9,290 square feet (37%)
Proposed Floor Area Ratio: 6,283 square feet (25%)
Comment Period: September 28, 2026 to October 12, 2026 at 5:30 PM
