ARCADIA MODIFICATION COMMITTEE

The applicant is requesting the following improvements to
the existing 1,966 square -foot, one -story residence:
1. A Modification to maintain a 10' -0" street -side yard
setback in lieu of 25' -0" required to accommodate a new
157 square -foot, one -story addition between the existing
detached garage and residence which will align with the
westerly building elevation (AMC Sec. 9252.2.3.2); and,
2. Design Review approval for one -story additions totaling
284 square -feet with a 15 square -foot front entry porch,
a 338 square -foot trellis at the rear of the residence, and
exterior facade improvements.
The applicant is requesting the following Modifications and
design approval for a new 200 square -foot, one -story
addition to the existing detached garage that is located at
the rear of the property:
1. To permit a 32% required rear yard coverage in lieu of
the maximum 25% permitted (AMC Sec. 9252.2.9.1);
and,
2. To permit a 3' -6" rear yard setback in lieu of 5' -0" required
for an accessory building (AMC Sec. 9252.2.9.1).
The applicant is requesting a Modification to display a
temporary banner for up to 128 continuous days in lieu of
the maximum 60 calendar days permitted for a new
business with no permanent signage (AMC Sec. 9262.4.13).
