All contractors and sub-contractors performing work on, or related to this
project shall conduct their operations so that all employees are provided a
safe place to work and the public is protected, and shall comply with the
"Occupational Safety and Health Regulation" of the U.S. Department of
Labor and with any and all other applicable state and/or local safety
regulations. The contractor agrees to assume sole and complete
responsibility for job site safety conditions during the course of construction
of this project; that this requirement shall apply continuously and not be
limited to normal working hours and that the contractor shall defend,
indemnify and hold harmless the owner and designer from any and all
liability, real or alleged, in connection with performance of work on this
project.
All plans are not complete for construction until approval of the appropriate
governing agencies and issuance of applicable permits.

3.Tenant shall be responsible for obtaining all necessary permits.
Each trade shall be responsible for knowledge of general notes listed here
and elsewhere in this set of plans and of the latest building codes. Work of
each trade shall meet or exceed these standards established by the contract
document.
Tenant improvement plans for remodeled spaces shall comply with Title 24
and the Americans with Disabilities Act in regards to newly constructed
areas only. Any upgrades to the existing facility to comply with current
codes or ADA requirements shall be covered under a separate document
unless specifically requested by the owner.
Tenant improvement plans shall not address the Americans with Disabilities
Act unless specifically requested by owner and covered under a separate
contract.
The contractor shall be responsible for means, methods, techniques and
procedures employed in the performance of work in, on or about the job site;
The contractor shall coordinate and verify all work performed by
subcontractors.

9.The contractor shall be responsible for security of project and shall be
responsible for the discipline of all workers on the project.
It shall be the responsibility of the general contractor to distribute adequate
copies of all drawings to all trades falling under their responsibility at all
times during the progress of the job including revisions.
If the contractor performs any work knowing it to be contrary to such laws,
ordinances rules and regulations, and without such notice to the designer
and/or owner, he shall assume all responsibility and shall bear all costs
attributable thereto. Contractor to notify designer and/or owner of any
variances in the construction documents.
The contractor shall inspect and verify all conditions and dimensions prior to
the start of construction. When additional information is needed to provide
complete and accurate coordination, the general contractor will be
responsible for clarification.
The starting of any work by any contractor or subcontractor shall be
considered prima facie evidence that he has inspected and accepted all
conditions involved in his work and finds them satisfactory.

16.An assessment of this building's/project's current building code violations
shall be a separate project and not a part of this project.
The contractor warrants to the owner and designer that all materials and
equipment furnished under this contract will be new (unless otherwise
specified) and that all work will be of good quality, free from faults and
defects and in conformance with the contract documents. All contractors
shall individually warrant for one year all materials and workmanship except
as otherwise specified.

19.The structural, mechanical, plumbing and electrical engineering plans are
supplemental to the tenant improvement drawings. Any discrepancy shall
be brought to the designer for clarification.
Contractor is responsible for reviewing and verifying demolition plans in
relation to structural and/or construction. Designer is to be notified of any
and all conflicts, discrepancies or problems.
Contractor shall not make changes or do extra work without written
authorization from the owner and the owner's representative.
The owner reserves the right to change, increase or reduce the work as may
be necessary.
"Typical" means identical for all same conditions unless otherwise noted.
"Similar" means comparable characteristics for the conditions noted. Verify
dimensions and orientation on plan.
Contractor shall not make any substitutions for any materials where a
specific manufacturer is specified. "Equals" are subject to the judgement
and approval of the designer prior to installation.
Contractor shall submit confirmations with delivery dates for orders of
materials and equipment of any long lead time order items to designer.
Columns and mullions take precedence over dimensions unless otherwise
noted. Dimensions take precedence over scale.
Dimensions are not adjustable without approval of designer unless noted by

Unless specifically shown or noted on the drawings, no structural member
shall be cut, notched, bored or otherwise modified without prior approval.
Whether or not detailed on drawings, the contractor shall provide and install
all stiffeners, bracing, back-up plates and supporting brackets required for
the installation of all casework and of all wall mounted or suspended
mechanical, electrical or miscellanious equipment.
Contractor shall provide protective coverings for carpet, furnishings and
existing finishes in areas of demolition and construction and shall be
responsible for the repair of any damage caused by the work of contractor or
subcontractors.
The contractor shall inform designer of any conflicts prior to construction that
exist in locations of any and all mechanical, telephone, electrical, lighting,
plumbing and sprinkler equipment, (to include piping, duct work and conduit)
and that all required clearance for installation and maintenance of above
equipment are provided.
Contractor shall provide and locate access panels as required after
installation of mechanical and electrical work. Verify locations with Architect
prior to installation.
All indicated utility and stub-in locations are for reference only; exact
locations shall be verified on the job site.
All glass work shall comply with 2013 CBC or local governing code. Glass
doors, adjacent panels and all glazed openings where the nearest edge of
the glazing is w/in a 24" arc of either vertical edge of the door in a closed
position and where the bottom edge of the glazing is less than 60" above the
walking surface.

Existing conditions are said to be previously permitted and/or to current
building codes at the time time of their construction. The designer assumes
no responsibility for areas of construction not built under these conditions.
Areas not specifically identified as areas of new constructions are not
included as a part of these documents nor are they to be considered a
responsibility of the designer.
All work on drawings shall be performed in compliance with requirements of
the lease work letter and/or building standard specifications and regulations
whether or not listed on drawings or included herein.
The contractor at all times shall keep the premises free from accumulation of
waste materials or rubbish caused by his operations. At the completion of
the work, he shall remove all his waste materials and rubbish from and
about the project as well as all his tools, construction equipment machinery
and surplus materials.
The contractor shall be responsible for correcting any defects found in
existing base building construction (unless otherwise specified). This
includes but is not limited to uneven surfaces and finishes. The contractor
shall patch and repair surfaces to match adjacent adjoining surfaces.

Provide finishes at floors and walls of toilet compartments as follows: an
approved, smooth, hard, nonabsorbent flooring material shall extend upward
a minimum of 6 inches; an approved, smooth, hard, nonabsorbent wall
material shall be provided at walls within 2 ft. of front and sides of urinals
and water closets.
For combustible construction, draftstop suspended ceiling every 1,000 sq. ft.
- maximum 60' horizontal dimension (3,000 sq. ft. if sprinklered) and attics
every 3,000 sq. ft. (9,000 if sprinklered - maximum 100' horizontal
distance.).
Exit doors shall swing in the direction of travel when serving any hazardous
area or when serving an occupant load of 50 or more.

The tenant space, a primary entrance to the building, the primary path of
travel from the entrance to the tenant space and the sanitary facilities,
drinking fountains and public telephones serving the tenant space must be
accessible to the physically disabled.
Thresholds shall be no higher than 1/2" above the floor. Edge to be beveled
with a slope no greater than 1 in 2 if more than 1/4".
Door hardware shall be of the lever or push type, mounted centered
between 30" to 44" exterior doors 5 lbs. above the floor and operable with a
max. effort of 5 lbs. for interior doors. Latching and locking doors shall be
activated by a single effort lever style handle.
The lower 10" of the door shall be of smooth, plane surface (no recess or
trap) except at automatic and sliding doors.
Required exit doorways shall be not less than 36" in width (32" clear exit
width) and not less than 6'-8" in height.

Accessibility compliance:
One quarter inch thick identification symbols (12" triangle for men and 12"
circle for women) centered at 60" A.F.F. shall be provided on doors to
restrooms.
Floors of a given story shall be a common level throughout or shall be
connected by pedestrian ramps, passenger elevators, or special access lifts.
There shall be a clear area on each side of door, 60" deep in direction of
door swing and 44" deep in opposite direction of door swing.

responsible for the conditions of the job site, including safety of the persons
and property and for all independent engineering reviews of these
conditions. The architect's and engineer's job site review is not intended to

The contractor shall deliver to the project manager a copy of the certificate
of occupancy, lien waivers, warranties, guarantees, and equipment
operation manuals. The original certificate of occupancy is to be framed and
mounted at store manger's desk.
The contractor shall keep all handbooks and paperwork, including all
packing slips and bills of lading, in a marked envelope. This envelope is to
be turned over to the project manager.
The contractor is responsible for maintaining a current set of construction
drawings on site during construction. The G.C. shall indicate on these plans
all approved changes to the work. This set of drawings shall be turned over
to the project manager and architect when the project is complete.
If any errors, discrepancies, or omissions appear on these drawings,
specifications, or other contract documents, the contractor shall notify the
project manager immediately.
It is the responsibility of the contractor to field verify existing site conditions
and dimensions prior to bidding. The contractor shall notify the project
manager immediately of any discrepancies. Submission of a bid shall
constitute an acknowledgment and acceptance of all existing conditions.

The contractor is responsible for all coordination between subcontractors
based on the entire set of these documents. No extra compensation will be
given to a bidder or supplier who has bid from an incomplete set of
construction documents. In case of inconsistencies or discrepancies
between drawings, the most stringent note or condition shall apply. The

discrepancies.

I.GENERAL PROVISIONS
A.GENERAL CONDITIONS, CODES & STANDARDS
1.GENERAL CONDITIONS OF THE CONTRACT FOUND IN THE ARCHITECTURAL DRAWINGS, GENERAL AND SPECIAL CONDITIONS OF THE
AMERICAN INSTITUTE OF ARCHITECTS (AIA) AND ANY OF THE OWNER'S GENERAL REQUIREMENTS SHALL APPLY UNLESS NOTED
OTHERWISE.
2.REFER TO THE GENERAL CONDITIONS ON THE ARCHITECTURAL DOCUMENTS AND THE GENERAL AND SPECIAL CONDITIONS OF THE AIA FOR
ADDITIONAL REQUIREMENTS REGARDING; SAFETY, COORDINATION & COOPERATION, WORKMANSHIP, PROTECTION, CUTTING AND
PATCHING, DAMAGE TO OTHER WORK, PRELIMINARY OPERATIONS, STORAGE, ADJUSTMENTS, CLEANING, ETC.
3.ALL WORK SHALL BE IN CONFORMANCE WITH ALL LOCALLY ENFORCED, FEDERAL, STATE, AND LOCAL CODES AND ORDINANCES INCLUDING
ANY SPECIAL OWNER REQUIREMENTS IN ADDITION TO THOSE SPECIFIED.
4.CONTRACTOR SHALL PAY FOR AND OBTAIN ALL NECESSARY LICENSES, PERMITS AND INSPECTIONS REQUIRED TO PROCEED WITH THE
WORK. THIS SHALL INCLUDE ALL REQUIRED COORDINATION WITH THE LOCAL UTILITY COMPANIES AND THEIR ASSOCIATED FEES OR COSTS.
5.ALL EQUIPMENT AND MATERIALS USED SHALL BE NEW AND UL LISTED FOR THE APPLICATION, AND SHALL BEAR AN APPROPRIATE UL LABEL.
B.SCOPE OF WORK
1.THIS CONTRACT SHALL INCLUDE THE FURNISHING, INSTALLING, CONNECTING, AND OPERATION OF ALL EQUIPMENT WHICH IS A PART OF
THE ELECTRICAL SYSTEMS AS SHOWN ON THE DRAWINGS AND AS REQUIRED BY SIMILAR INSTALLATIONS. ANY MATERIAL OR LABOR WHICH
IS NEITHER SHOWN ON THE DRAWINGS NOR CALLED FOR IN THE SPECIFICATIONS, BUT WHICH IS OBVIOUSLY NECESSARY TO COMPLETE
THE WORK AND WHICH IS USUALLY INCLUDED IN WORK OF A SIMILAR CHARACTER SHALL BE FURNISHED AND INSTALLED UNDER THIS
CONTRACT AT NO ADDITIONAL COST TO THE OWNER. CONTRACTOR SHALL PROVIDE ALL LABOR AND MATERIALS REQUIRED TO PROVIDE
THE OWNER A COMPLETE, CODE APPROVED AND OPERATIONAL ELECTRICAL SYSTEM.
2.CAREFULLY READ SPECIFICATION FOR ALL PARTS OF THE WORK SO AS TO BECOME FAMILIAR WITH ALL TRADES' WORK SCOPE. CONSULT
WITH OTHER TRADES TO INSURE PROPER LOCATIONS AND AVOID INTERFERENCES. ANY CONFLICT SHALL BE BROUGHT TO THE ATTENTION
OF THE OWNER BEFORE WORK IS COMMENCED.
3.CONTRACTORS SHALL BE HELD TO HAVE EXAMINED THE PREMISES AND SITE SO AS TO COMPARE THEM WITH THE DRAWINGS AND
SPECIFICATIONS, NOTE THE EXISTING CONDITIONS AND OTHER WORK THAT WILL BE REQUIRED, AND THE NATURE OF THE CONDITIONS
UNDER WHICH THE WORK IS TO BE PERFORMED. NO ALLOWANCE SHALL BE MADE TO THE CONTRACTOR BY REASON OF THIS FAILURE TO
HAVE MADE SUCH EXAMINATION OR OF ANY ERROR ON HIS PART.
4.ALL EXISTING UTILITY AND ELECTRICAL SERVICES SHALL BE FIELD VERIFIED. CORRECTIONS TO THE DESIGN AND INSTALLATION SHALL BE
MADE WITHOUT ADDITIONAL COST TO THE OWNER.
5.PROVIDE ALL CUTTING AND PATCHING REQUIRED FOR INSTALLATION OF ELECTRICAL WORK. ALL CORE DRILLING OR CUTTING OF FIRE
RATED FLOORS, SHAFTS, AND WALLS SHALL BE FIRESTOPPED PRIOR TO FINISH PATCHING. ALL PENETRATIONS SHALL BE FIRE SEALED TO
MATCH THE FIRE RATING OF THE FLOORS, SHAFTS, AND WALLS PENETRATED.
6.TEMPORARY ELECTRICAL SERVICE, LIGHTING, AND RELATED WIRING SHALL BE PROVIDED TO OSHA REQUIREMENTS FOR THE USE OF ALL
TRADES DURING CONSTRUCTION.
7.TEMPERATURE AND INTERLOCK CONTROL COMPONENTS AND ALL RELATED WIRING AND CONDUIT SHALL BE PROVIDED BY THE
MECHANICAL CONTRACTOR UNLESS OTHERWISE INDICATED ON THE DRAWINGS.
8.THIS CONTRACT SHALL ALSO INCLUDE ALL LABOR, MATERIALS AND MISCELLANEOUS EXPENSES REQUIRED FOR ALL REQUIRED ELECTRICAL
DEMOLITION OF THE EXISTING AREAS BEING RENOVATED.
a.THE DEMOLITION SHALL CONSIST OF THE COMPLETE REMOVAL (PROPERLY DISPOSED OFF SITE UNLESS OTHERWISE NOTED) OF ALL
ELECTRICAL EQUIPMENT, WIRING, CONDUIT, MATERIALS, ETC. NOT REQUIRED IN THE FINAL DESIGN AND INSTALLATION OF THE
ELECTRICAL SYSTEMS FOR THE NEW RENOVATED AREAS.
b.ALL UNDERGROUND SERVICES NOT BEING REUSED SHALL BE CAPPED BELOW THE FLOOR, WIRING REMOVED, AND FLOOR
PENETRATIONS REPAIRED TO MATCH ADJACENT SURFACES.
c.ALL ABOVE GROUND CIRCUITS SHALL BE REMOVED BACK TO THE SOURCE UNLESS INDICATED OTHERWISE.
d.COORDINATE ALL DEMOLITION WITH THE ARCHITECTURAL DOCUMENTS, THE ARCHITECT, AND THE OWNER'S GENERAL
REQUIREMENTS.
9.ALL WORK INCLUDING, BUT NOT LIMITED TO PARTS, MATERIAL, EQUIPMENT AND LABOR SHALL BE GUARANTEED FOR ONE YEAR AFTER
ACCEPTANCE BY THE ENGINEER AND OWNER. WHERE AN EQUIPMENT MANUFACTURER HAS A WARRANTY THAT EXCEEDS ONE YEAR,
THAT WARRANTY PERIOD SHALL APPLY TO THIS PROJECT.
C.DOCUMENTS
1.THE DRAWINGS ARE DIAGRAMMATIC; ALL WORK SHALL BE PERFORMED AS INDICATED ON THE DRAWINGS UNLESS EXISTING CONDITIONS
OR COORDINATION ISSUES REQUIRE CHANGES. THESE CHANGES SHALL BE MADE WITH NO ADDITIONAL COST TO THE OWNER.
2.ANY INCIDENTAL ITEMS OR LABOR, ETC. NOT INCLUDED IN THE SPECIFICATIONS OR THE DRAWINGS BUT REASONABLY IMPLIED AS
NECESSARY FOR THE COMPLETE INSTALLATION OF ALL APPARATUS SHALL BE INCLUDING IN BID.
3.THE DRAWINGS AND SPECIFICATIONS ARE INTENDED TO SUPPLEMENT EACH OTHER AND ANY MATERIAL OR LABOR CALLED FOR IN ONE
SHALL BE FURNISHED EVEN THOUGH NOT MENTIONED IN BOTH.
4.IF ERRORS ARE FOUND IN THE DRAWINGS OR SPECIFICATIONS, OR DISCREPANCIES OCCUR BETWEEN THE SAME, OR BETWEEN THE
FIGURES ON THE DRAWINGS AND THE SCALE OF SAME, OR BETWEEN THE LARGER AND SMALLER DRAWINGS, OR IN THE DESCRIPTIVE
MATTER ON THE DRAWINGS, SUCH ERRORS SHALL BE REFERRED TO THE OWNER FOR REVIEW AND FINAL DECISION PRIOR TO THE BID DUE
DATE.
5.THE BIDDING OF THIS WORK WILL CONTEMPLATE THE USE OF EQUIPMENT AND MATERIALS EXACTLY AS SPECIFIED HEREIN. WHERE MORE
THAN ONE MANUFACTURER IS MENTIONED ANY ONE MAY BE UTILIZED. SUBSTITUTE MANUFACTURERS MAY BE OFFERED ONLY AS AN
ALTERNATE TO THE SPECIFIED EQUIPMENT AND MATERIAL AND MUST BE SUBMITTED AS SPECIFIED IN THE ARCHITECTURAL DOCUMENTS.
6.MISCELLANEOUS ITEMS NECESSARY TO COMPLETE THE SYSTEMS CAN BE OF ANY RECOGNIZED MANUFACTURE PROVIDED THESE ITEMS
MEET MINIMUM STANDARDS AS SET IN THESE SPECIFICATIONS. REFER TO EACH SECTION FOR ANY SPECIFIC REQUIREMENTS.
D.COORDINATION
1.CONTRACTOR SHALL LOCATE, IDENTIFY AND PROTECT ANY EXISTING SERVICES WHICH ARE REQUIRED TO BE MAINTAINED OPERATIONAL
AND SHALL EXERCISE EXTRA CAUTION IN THE PERFORMANCE OF ALL WORK TO AVOID DISTURBING SUCH FACILITIES. ALL COSTS FOR
REPAIR OF DAMAGES TO SUCH SERVICES SHALL BE PAID BY THE CONTRACTOR CAUSING THE DAMAGE.
2.EACH CONTRACTOR SHALL BE HELD RESPONSIBLE FOR ALL DAMAGE TO OTHER WORK CAUSED BY HIS WORK OR THROUGH THE NEGLECT
OF HIS, OR HIS SUB-TRADE'S PERSONNEL. ALL PATCHING, REPAIRING, REPLACEMENT AND PAINTING, ETC. SHALL BE DONE AS DIRECTED BY
THE OWNER BY THE CRAFTSMEN OF THE TRADES INVOLVED. THE COSTS OF SUCH WORK SHALL BE PAID BY THE CONTRACTOR CAUSING
THE DAMAGE.
3.IT IS ESSENTIAL THAT ALL WORK AT THE PROJECT BE DONE AT SUCH TIME AND IN SUCH MANNER AS NOT TO INTERFERE WITH THE
OPERATIONS OF THE SPACE, ADJACENT SPACES, OR FACILITY. A WORK SCHEDULE SHALL BE ARRANGED WITH THE OWNER, INCLUDING
PREMIUM TIME WORK TO FACILITATE WORK WITH A MINIMUM OF INTERFERENCE TO THE OWNER'S OPERATIONS.
4.ELECTRICAL CONTRACTOR TO REVIEW SUBMITTALS PROVIDED BY OTHER DISCIPLINES & TRADES FOR ALL ELECTRICAL CONNECTION
REQUIREMENTS.
E.METHODS
1.EXCAVATIONS SHALL BE MADE IN OPEN TRENCHES. FLOORS SHALL BE SAW CUT. CONDUIT SHALL BE LAID ON AN APPROPRIATELY GRADED
6" BED OF CLEAN AND DRY SAND. ENGINEERED FILL SHALL BE USED TO BACKFILL TO 6" ABOVE THE CONDUIT. BACKFILL THE REMAINDER
OF THE TRENCH UTILIZING THE EXCAVATED MATERIAL IF APPROVED BY THE ARCHITECT OR THE OWNER. IF THE EXCAVATED MATERIALS
ARE NOT ACCEPTABLE, ENGINEERED FILL ACCEPTABLE TO THE ARCHITECT SHALL BE UTILIZED TO BACKFILL THE REMAINDER OF THE
TRENCH. BACKFILL SHALL BE ACCOMPLISHED IN 9" LIFTS WITH ALL LIFTS COMPACTED TO 95% PROCTOR. PATCH FLOOR TO MATCH
EXISTING.
2.EQUIPMENT, CONDUIT, ETC. SHALL NOT BE SUPPORTED FROM ANY CEILINGS, OTHER PIPING, OTHER CONDUIT OR DUCTWORK, ROOF DECK,
OR JOIST BRIDGING. ITEMS SHALL BE SUPPORTED FROM ACCEPTABLE STRUCTURAL BUILDING COMPONENTS AS DETERMINED BY THE
ARCHITECT AND STRUCTURAL ENGINEER.
3.ALL ROOF PENETRATIONS, FLASHINGS AND COUNTER FLASHINGS SHALL BE PERFORMED BY THE OWNER'S ROOFING CONTRACTOR AT THE
REQUESTING CONTRACTORS COST.
F.SUBMITTALS
1.SHOP DRAWINGS SHALL BE PROVIDED TO THE ARCHITECT OF ALL EQUIPMENT AND ACCESSORIES PROVIDED FOR THE PROJECT WHETHER
SPECIFIED HERE-IN OR ON THE DRAWINGS. REVIEW OF THE SHOP DRAWINGS SHALL BE FOR GENERAL DESIGN CONCEPT AND ADHERENCE
WITH THE SPECIFICATIONS. QUANTITY OF SHOP DRAWINGS SUBMITTED SHALL BE AS SPECIFIED BY THE ARCHITECT. SHOP DRAWINGS
SHALL BE PREPARED BY THE CONTRACTOR SHOWING LOCATIONS AND MEASUREMENTS FROM COLUMNS OF ALL CONCEALED AND
EXPOSED PIPING, DUCTWORK, CONDUIT, EQUIPMENT, ACCESSORIES, ETC., AND SUBMITTED PRIOR TO INSTALLATION. THE OWNER MAY
MAKE REPRODUCIBLE COPIES OF THEIR DRAWINGS AVAILABLE FOR USE IN PREPARATION OF SHOP DRAWINGS, HOWEVER THE OWNER
SHALL NOT BE HELD RESPONSIBLE FOR NOT CONFIRMING ALL INFORMATION ON THE DRAWINGS PRIOR TO FABRICATION AND/OR
INSTALLATION.
2.PROJECT RECORD DOCUMENTS - MAINTAIN AT THE JOBSITE ONE COPY OF ALL CONTRACT DOCUMENTS CLEARLY MARKED AS “PROJECT
RECORD COPY”. THESE DRAWINGS ARE TO BE MAINTAINED IN GOOD CONDITION, UPDATED DAILY FOR CHANGES ENCOUNTERED AND
AVAILABLE AT ALL TIMES FOR INSPECTION BY THE OWNER. DO NOT USE FOR FIELD CONSTRUCTION! PROJECT RECORD DOCUMENTS ARE
TO BE KEPT CURRENT WITH EXACT DIMENSIONS OF ALL WORK, EQUIPMENT, DISTRIBUTION CONDUIT, CIRCUITS, ETC. MARK ALL
INFORMATION IN RED LINES AND NOTES SO AS TO BE EASILY IDENTIFIED FROM THE BASE DRAWING. UPON COMPLETION OF THE WORK,
ONE SET OF THESE DOCUMENTS SHALL BE TURNED OVER TO THE OWNER AS ONE QUALIFICATION FOR FINAL PAYMENT.
3.THREE COMPLETE SETS OF AS-BUILT DOCUMENTATION SHALL BE PROVIDED. IT SHALL INCLUDE, BUT NOT BE LIMITED TO ACCURATE PLAN
DRAWINGS, WIRING DIAGRAMS AND OPERATION AND MAINTENANCE MANUALS.
4.SUBMIT OVERCURRENT DEVICE COORDINATION STUDY INCLUDING EQUIPMENT EVALUATION REPORTS, ONE LINE DIAGRAM, PROTECTIVE
DEVICE COORDINATION STUDY AND TIME-CURRENT COORDINATION CURVES. STUDY ELECTRICAL DISTRIBUTION SYSTEM FROM NORMAL
AND ALTERNATE POWER SOURCES. THE STUDY SHALL COMPLY WITH IEEE 399 FOR GENERAL STUDY REQUIREMENTS.
II.PRODUCTS
A.CONDUIT
1.CONDUIT SHALL BE HEAVY WALL RIGID GALVANIZED STEEL WHERE EXPOSED AND SUBJECT TO DAMAGE, 8'-0" AFF AND BELOW, AND IN WET
LOCATIONS WHERE INDICATED ON THE DRAWINGS. UNDERGROUND CONDUIT SHALL BE SCHEDULE 40 PVC AND SHALL BE CONCRETE
ENCASED (3" MINIMUM) WHERE INDICATED ON THE DRAWINGS. A TRANSITION SHALL BE MADE TO HEAVY WALL RIGID GALVANIZED STEEL
BEFORE PVC CONDUITS PENETRATE THE FLOOR SLAB. INTERIOR CONDUITS SHALL BE ELECTRICAL METALLIC TUBING (EMT). METAL CLAD
(MC) CABLE MAY BE USED IF APPROVED BY THE OWNER, AND INSTALLED IN LOCATIONS PERMITTED BY CODE.
2.FLEXIBLE METAL CONDUIT SHALL BE USED FROM OUTLET BOX TO INDIVIDUAL RECESSED LIGHT FIXTURES, AND FOR FINAL CONNECTIONS
TO MOTORS, TRANSFORMERS AND OTHER DEVICES SUBJECT TO VIBRATION.
B.CONDUIT FITTINGS AND BOXES
1.INTERIOR OUTLET BOXES SHALL BE STANDARD GALVANIZED SHEET STEEL TYPE, NOT LESS THAN 14 GAUGE IN THICKNESS, WITH
KNOCKOUT OPENINGS, EXTENSIONS, PLASTER RINGS AND COVER PLATES TO ACCOMMODATE THE DEVICES INSTALLED. COVER PLATES
SHALL BE SMOOTH PLASTIC TO MATCH DEVICE COLOR. USE STEEL PLATES WITH ROUNDED CORNERS FOR SURFACE BOXES. OUTDOOR
(WET LOCATION) OUTLET BOXES SHALL BE CAST ALUMINUM TYPE WITH DEVICE COVERS TO SUIT.
2.OUTLET BOXES SHALL NOT BE LESS THAN 4 INCHES SQUARE, 1-1/2 INCHES DEEP.
3.COUPLINGS AND CONNECTORS FOR EMT SHALL BE DIE CAST ZINC OR STEEL. BUSHING SHALL BE GROUNDING TYPE WITH INSULATING
PLASTIC INSERT.
4.FLOOR BOXES SHALL BE FLUSH SERVICE TYPE., RECTANGULAR CAST METAL CONSTRUCTION GANGABLE ADJUSTABLE WITH BRASS

#12-AWG, EXCEPT FOR CONTROL WIRING WHICH MAY BE #14-AWG. OTHER SIZES SHALL BE AS NOTED ON THE DRAWINGS. CONDUCTORS
SHALL BE COPPER, UNLESS OTHERWISE APPROVED BY THE OWNER. CONDUCTORS SHALL BE UTILIZED WHERE SUITABLE AND REQUIRED

2.BRANCH CIRCUIT RUNS EXCEEDING 100 FEET IN TOTAL LENGTH FROM THE PANELBOARD TO THE LAST DEVICE, SHALL BE #10-AWG
CONDUCTORS UNLESS OTHERWISE NOTED.
3.COMPRESSION TYPE LUGS AND CONNECTORS SHALL BE USED FOR ALL TERMINATIONS AND SPLICES.
4.CONDUCTORS ROUTED ON ROOFTOP, EXPOSED TO DIRECT SUNLIGHT SHALL BE 90°C TYPE XHHW-2 PER NEC 310.15(B)(3)(C).
5.ALL LOW VOLTAGE COMMUNICATIONS, FIRE ALARM, DATA, SECURITY, TELEPHONE AND ALL OTHER MISCELLANEOUS LOW VOLTAGE WIRING
INSTALLED IN CEILING SHALL BE PLENUM RATED.
D.WIRING DEVICES
1.DUPLEX RECEPTACLES SHALL BE GROUNDING TYPE, NEMA 5-20R, RATED FOR 20 AMPS, 125 VOLTS, WITH PROVISIONS FOR BACK AND SIDE
WIRING.
2.GFI TYPE RECEPTACLES SHALL BE READILY ACCESSIBLE AS REQUIRED PER NEC. COORDINATE INSTALLATION WITH FIELD CONDITIONS.
3.CONTROLLED RECEPTACLES SHALL BE PROVIDED WITH IDENTIFIABLE MARKINGS.
4.ISOLATED GROUND RECEPTACLES SHALL BE IDENTIFIED BY AN ORANGE TRIANGLE ON THE FACE OF THE RECEPTACLE.

1.BRANCH CIRCUIT PANELBOARDS SHALL BE DEAD FRONT TYPE, WITH MAIN LUGS OR MAIN OVERCURRENT DEVICE AS INDICATED, BRANCH
OVERCURRENT DEVICES AS NOTED AND AN EQUIPMENT GROUND BAR, ALL IN A SURFACE OR FLUSH MOUNTED SHEET STEEL ENCLOSURE.
PANELBOARDS SHALL BE FULLY RATED, MINIMUM SHORT CIRCUIT CAPACITY SHALL BE 10,000 AMPS SYMMETRICAL FOR 120/208V
APPLICATION UNLESS NOTED OTHERWISE.
2.ELECTRICAL PANELS MOUNTED ON INTERIOR OF BUILDING SHALL BE NEMA 1 UNLESS OTHERWISE INDICATED ON THE DRAWINGS.
ELECTRICAL PANELS MOUNTED ON EXTERIOR OF BUILDING SHALL BE NEMA 3R UNLESS OTHERWISE INDICATED ON THE DRAWINGS.
3.CIRCUIT BREAKERS SHALL BE BOLT ON TYPE; WITH MOLDED PLASTIC CASE; 1, 2, OR 3 POLE AS INDICATED; QUICK-MAKE, QUICK-BREAK; AND
THERMAL-MAGNETIC TRIP DEVICE.
4.ALL BREAKERS FEEDING HVAC EQUIPMENT SHALL BE HACR RATED, UNLESS OTHERWISE NOTED.
5.ALL EQUIPMENT RATED 100A OR LESS SHALL HAVE 60 DEGREE C MINIMUM TERMINATIONS. ALL EQUIPMENT RATED OVER 100A SHALL HAVE
75 DEGREE MINIMUM TERMINATIONS.
6.INDIVIDUAL SINGLE POLE CIRCUIT BREAKERS, WITH IDENTIFIED TIES, OR 2/3 POLE BREAKERS SHALL BE PROVIDED FOR EACH UNGROUNDED
CONDUCTOR IN ALL MULTI-WIRE BRANCH CIRCUITS.
7.NEW CIRCUIT BREAKERS INSTALLED IN EXISTING PANELBOARD EQUIPMENT SHALL MATCH EXISTING MANUFACTURER, TYPE, STYLE AND
KAIC RATING.
8.CONTRACTOR SHALL CONFIRM AVAILABLE UTILITY FAULT CURRENT WITH UTILITY ENGINEER PRIOR TO COMMENCING WORK.

17.CONTRACTOR SHALL PROVIDE PROGRAMMING AND TRAINING OF ALL LIGHTING CONTROL SYSTEMS AND COMPONENTS TO OWNER/TENANT
PRIOR TO PROJECT TURNOVER. PROVIDE TWO(2) WEEK NOTICE TO TENANT/OWNER/GC FOR TRAINING SCHEDULING, COORDINATE WITH

DESCRIBED ON THE DRAWINGS. ALL DEVICES, WIRING, BACKBOXES, PROGRAMMING,
START-UP, INSTRUCTION AND TESTING REQUIRED FOR A COMPLETE OPERATING SYSTEM
SHALL BE PROVIDED.
2.THE ELECTRICAL CONTRACTOR SHALL FURNISH SHOP DRAWINGS, COMPLETE WITH
EQUIPMENT CUTS AND FLOOR PLANS (WITH WIRING INDICATED), AS WELL AS BATTERY
CALCULATIONS, AND VOLTAGE DROP CALCULATIONS FOR REVIEW AND APPROVAL BY THE

GENERAL DEMOLITION NOTES
A.PRIOR TO ANY EXECUTION OF WORK, THE CONTRACTOR SHALL MEET WITH THE OWNER/ARCHITECT TO
DISCUSS SCOPE OF DEMOLITION WORK.
B.PRIOR TO ANY ISOLATION OF SYSTEMS, SHUTDOWNS, OR DEMOLITION THE CONTRACTOR SHALL
PROVIDE NECESSARY INVESTIGATION AND NOTIFY THE FACILITIES ENGINEERING/MAINTENANCE
PERSONNEL OF WORK TO BE PERFORMED SO AS TO AVOID ANY DETRIMENTAL SHUTDOWN OF SYSTEMS
TO ADJACENT SPACES.

SHALL BE TURNED OFF AND MARKED AS SPARE IF NOT REUSED FOR THE NEW CONSTRUCTION. UPDATE
PANELBOARD DIRECTORIES AS REQUIRED.
K.CONTRACTOR SHALL INCLUDE IN THEIR BID PRICE THE FIELD TRACING OF ALL FEEDERS AND BRANCH
CIRCUITS ASSOCIATED WITH THE RENOVATION AREA TO VERIFY DEMOLITION AND REMOVAL OF SAME.
AT A MINIMUM, THE CONTRACTOR SHALL UTILIZE ELECTRONIC CIRCUIT TRACERS TO AID IN THE
TRACING OF CIRCUITS. THE CONTRACTOR SHALL DOCUMENT ALL FINDINGS, NOTING CONFLICTS AND
DISCREPANCIES WITH CONSTRUCTION DOCUMENTS. FINDINGS SHALL BE SUBMITTED AS A SHOP
DRAWING TO THE ENGINEER FOR REVIEW.

GENERAL SHEET NOTES

5.PROTECT EQUIPMENT, FIXTURES, PIPING, DUCTWORK, ETC. INDICATED TO REMAIN AGAINST DAMAGE
AND SOILING DURING SELECTIVE DEMOLITION. WHEN PERMITTED BY THE ARCHITECT, ITEMS MAY BE
REMOVED TO A SUITABLE, PROTECTED STORAGE LOCATION DURING SELECTIVE DEMOLITION AND THEN
CLEANED AND REINSTALLED IN THEIR ORIGINAL LOCATIONS.
6.WHERE PIPE, DUCTWORK, INSULATION, FIXTURES OR EQUIPMENT TO REMAIN IS DAMAGED OR
DISTURBED, REMOVE THE DAMAGED PORTIONS AND INSTALL NEW PRODUCTS OF EQUAL CAPACITY AND
QUALITY. WHERE IDENTICAL MATERIALS ARE UNAVAILABLE OR CANNOT BE USED, USE MATERIALS
WHOSE INSTALLED PERFORMANCE EQUALS OR SURPASSES THAT OF THE EXISTING MATERIALS.
7.MAINTAIN AND RESTORE, IF INTERRUPTED BY DEMOLITION OR IN THE PATH OF NEW CONSTRUCTION,
ALL UTILITIES PASSING THROUGH AND SERVING OUTSIDE OF DEMOLITION AREA.
8.MECHANICAL SYSTEMS INSTALLATION MUST MAINTAIN INTEGRITY OF WALLS, PARTITIONS AND FLOORS
DESIGNATED AS EITHER FIRE RATED OR "SMOKE TIGHT". SEAL AROUND ALL PENETRATIONS THROUGH

1.GENERAL CONDITIONS OF THE CONTRACT FOUND IN THE ARCHITECTURAL DRAWINGS, GENERAL
AND SPECIAL CONDITIONS OF THE AMERICAN INSTITUTE OF ARCHITECTS (AIA) AND ANY OF THE
OWNER'S GENERAL REQUIREMENTS SHALL APPLY UNLESS NOTED OTHERWISE.
2.REFER TO THE GENERAL CONDITIONS ON THE ARCHITECTURAL DOCUMENTS AND THE GENERAL
AND SPECIAL CONDITIONS OF THE AIA FOR ADDITIONAL REQUIREMENTS REGARDING; SAFETY,
COORDINATION & COOPERATION, WORKMANSHIP, PROTECTION, CUTTING AND PATCHING, DAMAGE

WITH THE LOCAL UTILITY COMPANIES AND THEIR ASSOCIATED FEES OR COSTS.
B.SCOPE OF WORK
1.THIS CONTRACT SHALL INCLUDE THE FURNISHING, INSTALLING, CONNECTING, AND OPERATION OF
ALL EQUIPMENT WHICH IS A PART OF THE MECHANICAL SYSTEMS AS SHOWN ON THE DRAWINGS
AND AS REQUIRED BY SIMILAR INSTALLATIONS. ANY MATERIAL OR LABOR WHICH IS NEITHER
SHOWN ON THE DRAWINGS NOR CALLED FOR IN THE SPECIFICATIONS, BUT WHICH IS OBVIOUSLY
NECESSARY TO COMPLETE THE WORK AND WHICH IS USUALLY INCLUDED IN WORK OF A SIMILAR
CHARACTER SHALL BE FURNISHED AND INSTALLED UNDER THIS CONTRACT AT NO ADDITIONAL
COST TO THE OWNER. CONTRACTOR SHALL PROVIDE ALL LABOR AND MATERIALS REQUIRED TO
PROVIDE THE OWNER A COMPLETE, CODE APPROVED AND OPERATIONAL MECHANICAL SYSTEM.
2.CAREFULLY READ SPECIFICATION FOR ALL PARTS OF THE WORK SO AS TO BECOME FAMILIAR WITH
ALL TRADES' WORK SCOPE. CONSULT WITH OTHER TRADES TO ENSURE PROPER LOCATIONS AND
AVOID INTERFERENCES. ANY CONFLICT SHALL BE BROUGHT TO THE ATTENTION OF THE OWNER
BEFORE WORK IS COMMENCED.
3.CONTRACTORS SHALL BE HELD TO HAVE EXAMINED THE PREMISES AND SITE SO AS TO COMPARE
THEM WITH THE DRAWINGS AND SPECIFICATIONS, NOTE THE EXISTING CONDITIONS AND OTHER
WORK THAT WILL BE REQUIRED, AND THE NATURE OF THE CONDITIONS UNDER WHICH THE WORK
IS TO BE PERFORMED. NO ALLOWANCE SHALL BE MADE TO THE CONTRACTOR BY REASON OF THIS
FAILURE TO HAVE MADE SUCH EXAMINATION OR OF ANY ERROR ON HIS PART.
4.ALL EXISTING MECHANICAL SERVICES SHALL BE FIELD VERIFIED. CORRECTIONS TO THE DESIGN
AND INSTALLATION SHALL BE MADE WITHOUT ADDITIONAL COST TO THE OWNER.
5.PROVIDE ALL CUTTING AND PATCHING REQUIRED FOR INSTALLATION OF HVAC WORK. ALL CORE
DRILLING OR CUTTING OF FIRE RATED FLOORS, SHAFTS, AND WALLS SHALL BE FIRESTOPPED
PRIOR TO FINISH PATCHING. ALL PENETRATIONS SHALL BE FIRE SEALED TO MATCH THE FIRE
RATING OF THE FLOORS, SHAFTS, AND WALLS PENETRATED. THIS CONTRACTOR IS RESPONSIBLE
TO COORDINATE OPENINGS IN WALLS AND FLOORS WITH THE GENERAL TRADES CONTRACTOR.
THE FINAL LOCATIONS AND SIZES OF ALL DUCT, PIPE AND LOUVER OPENINGS SHALL BE PROVIDED
BY THIS CONTRACTOR.
6.THIS CONTRACT SHALL ALSO INCLUDE ALL LABOR, MATERIALS AND MISCELLANEOUS EXPENSES
REQUIRED FOR ALL REQUIRED MECHANICAL DEMOLITION OF THE EXISTING AREAS BEING
RENOVATED.
a.THE DEMOLITION SHALL CONSIST OF THE COMPLETE REMOVAL (PROPERLY DISPOSED OFF
SITE UNLESS OTHERWISE NOTED) OF ALL DUCTWORK, MATERIALS, ETC. NOT REQUIRED IN
THE FINAL DESIGN AND INSTALLATION OF THE MECHANICAL HVAC SYSTEMS FOR THE NEW
RENOVATED AREAS.
b.ALL UNUSED SERVICES SHALL BE REMOVED BACK TO THEIR RESPECTIVE MAIN AND CAPPED
OR IF THE MAIN IS NOT REQUIRED, THE MAIN SHALL BE REMOVED IN ITS ENTIRETY.
c.COORDINATE ALL DEMOLITION WITH THE ARCHITECTURAL DOCUMENTS AND THE ARCHITECT
AND THE OWNER'S GENERAL REQUIREMENTS.
7.ALL WORK INCLUDING, BUT NOT LIMITED TO PARTS, MATERIAL, EQUIPMENT AND LABOR SHALL BE
GUARANTEED FOR ONE YEAR AFTER ACCEPTANCE BY THE ENGINEER AND OWNER. WHERE AN
EQUIPMENT MANUFACTURER HAS A WARRANTY THAT EXCEEDS ONE YEAR, THAT WARRANTY
PERIOD SHALL APPLY TO THIS PROJECT.
C.DOCUMENTS
1.THE DRAWINGS ARE DIAGRAMMATIC, ALL WORK SHALL BE PERFORMED AS INDICATED ON THE
DRAWINGS UNLESS EXISTING CONDITIONS OR COORDINATION ISSUES REQUIRE CHANGES. THESE
CHANGES SHALL BE MADE WITH NO ADDITIONAL COST TO THE OWNER.
2.ANY INCIDENTAL ITEMS OR LABOR, ETC. NOT INCLUDED IN THE SPECIFICATIONS OR THE DRAWINGS
BUT REASONABLY IMPLIED AS NECESSARY FOR THE COMPLETE INSTALLATION OF ALL APPARATUS
SHALL BE INCLUDED IN BID.
3.THE DRAWINGS AND SPECIFICATIONS ARE INTENDED TO SUPPLEMENT EACH OTHER AND ANY
MATERIAL OR LABOR CALLED FOR IN ONE SHALL BE FURNISHED EVEN THOUGH NOT MENTIONED IN
BOTH.
4.IF ERRORS ARE FOUND IN THE DRAWINGS OR SPECIFICATIONS OR DISCREPANCIES OCCUR
BETWEEN THE SAME, OR BETWEEN THE FIGURES ON THE DRAWINGS, AND THE SCALE OF SAME OR
BETWEEN THE LARGER AND SMALLER DRAWINGS, OR IN THE DESCRIPTIVE MATTER ON THE
DRAWINGS SHALL BE REFERRED TO THE OWNER FOR REVIEW AND FINAL DECISION PRIOR TO THE
BID DUE DATE.
5.THE BIDDING OF THIS WORK WILL CONTEMPLATE THE USE OF EQUIPMENT AND MATERIALS
EXACTLY AS SPECIFIED HEREIN. WHERE MORE THAN ONE MANUFACTURER IS MENTIONED, ANY
ONE MAY BE UTILIZED. SUBSTITUTE MANUFACTURERS MAY BE OFFERED ONLY AS AN ALTERNATE
TO THE SPECIFIED EQUIPMENT AND MATERIAL AND MUST BE SUBMITTED AS SPECIFIED IN THE
ARCHITECTURAL DOCUMENTS.
6.MISCELLANEOUS ITEMS NECESSARY TO COMPLETE THE SYSTEMS CAN BE OF ANY RECOGNIZED
MANUFACTURE PROVIDED THESE ITEMS MEET MINIMUM STANDARDS AS SET IN THESE
SPECIFICATIONS. REFER TO EACH SECTION FOR ANY SPECIFIC REQUIREMENTS.
D.COORDINATION
1.CONTRACTOR SHALL LOCATE, IDENTIFY AND PROTECT ANY EXISTING SERVICES WHICH ARE
REQUIRED TO BE MAINTAINED OPERATIONAL AND SHALL EXERCISE EXTRA CAUTION IN THE
PERFORMANCE OF ALL WORK TO AVOID DISTURBING SUCH FACILITIES. ALL COSTS FOR REPAIR OF
DAMAGES TO SUCH SERVICES SHALL BE PAID BY THE CONTRACTOR CAUSING THE DAMAGE.
2.EACH CONTRACTOR SHALL BE HELD RESPONSIBLE FOR ALL DAMAGE TO OTHER WORK CAUSED BY
HIS WORK OR THROUGH THE NEGLECT OF HIS, OR HIS SUB-TRADE'S PERSONNEL. ALL PATCHING,
REPAIRING, REPLACEMENT AND PAINTING, ETC. SHALL BE DONE AS DIRECTED BY THE OWNER BY
THE CRAFTSMEN OF THE TRADES INVOLVED. THE COSTS OF SUCH WORK SHALL BE PAID BY THE
CONTRACTOR CAUSING THE DAMAGE.
E.METHODS
1.EQUIPMENT, PIPING, DUCTWORK, ETC. SHALL NOT BE SUPPORTED FROM ANY CEILINGS, OTHER
PIPING, CONDUIT OR DUCTWORK, ROOF DECK, OR JOIST BRIDGING. ITEMS SHALL BE SUPPORTED
FROM ACCEPTABLE STRUCTURAL BUILDING COMPONENTS AS DETERMINED BY THE ARCHITECT
AND STRUCTURAL ENGINEER.
2.ALL ROOF PENETRATIONS, FLASHINGS AND COUNTER FLASHINGS SHALL BE PERFORMED BY THE
OWNER'S ROOFING CONTRACTOR AT THE REQUESTING CONTRACTOR'S COST.
F.SUBMITTALS
1.SHOP DRAWINGS SHALL BE PROVIDED TO THE ARCHITECT OF ALL EQUIPMENT AND ACCESSORIES
PROVIDED FOR THE PROJECT WHETHER SPECIFIED HERE-IN OR ON THE DRAWINGS. REVIEW OF
THE SHOP DRAWINGS SHALL BE FOR GENERAL DESIGN CONCEPT AND ADHERENCE WITH THE
SPECIFICATIONS. QUANTITY OF SHOP DRAWINGS SUBMITTED SHALL BE AS SPECIFIED BY THE
ARCHITECT. SHOP DRAWINGS SHALL BE PREPARED BY THE CONTRACTOR SHOWING LOCATIONS
AND MEASUREMENTS FROM COLUMNS OF ALL CONCEALED AND EXPOSED PIPING, DUCTWORK,
CONDUIT, EQUIPMENT, ACCESSORIES, ETC., AND SUBMITTED PRIOR TO INSTALLATION. THE
OWNER MAY MAKE REPRODUCIBLE COPIES OF THEIR DRAWINGS AVAILABLE FOR USE IN
PREPARATION OF SHOP DRAWINGS, HOWEVER THE OWNER SHALL NOT BE HELD RESPONSIBLE
FOR NOT CONFIRMING ALL INFORMATION ON THE DRAWINGS PRIOR TO FABRICATION AND/OR
INSTALLATION.
2.PROJECT RECORD DOCUMENTS - MAINTAIN AT THE JOBSITE ONE COPY OF ALL CONTRACT
DOCUMENTS CLEARLY MARKED AS "PROJECT RECORD COPY". THESE DRAWINGS ARE TO BE
MAINTAINED IN GOOD CONDITION, UPDATED DAILY FOR CHANGES ENCOUNTERED AND AVAILABLE
AT ALL TIMES FOR INSPECTION BY THE OWNER. DO NOT USE FOR FIELD CONSTRUCTION!
PROJECT RECORD DOCUMENTS ARE TO BE KEPT CURRENT WITH EXACT DIMENSIONS OF ALL
WORK, EQUIPMENT, PIPING, VALVES, DUCTWORK, ETC. MARK ALL INFORMATION IN RED LINES AND
NOTES SO AS TO BE EASILY IDENTIFIED FROM THE BASE DRAWING. UPON COMPLETION OF THE
WORK, ONE SET OF THESE DOCUMENTS SHALL BE TURNED OVER TO THE OWNER AS ONE
QUALIFICATION FOR FINAL PAYMENT.
3.AFTER THE BALANCING AND ACCEPTANCE TESTS ARE COMPLETED AND ACCEPTED BY THE OWNER,
THREE COMPLETE SETS OF AS-BUILT DOCUMENTATION SHALL BE PROVIDED. IT SHALL INCLUDE,
BUT NOT BE LIMITED TO ACCURATE PLAN DRAWINGS, SYSTEM AND CONTROL SCHEMATICS,
SEQUENCE OF OPERATION, WIRING DIAGRAMS AND OPERATION AND MAINTENANCE MANUALS.
II. INSULATION
A.GENERAL
1.INSTALLATION SHALL CONFORM TO THE MANUFACTURER'S RECOMMENDATIONS, AND IN
ACCORDANCE WITH RECOGNIZED INDUSTRY PRACTICES.
2.CLEAN AND DRY SURFACES PRIOR TO INSULATING.
3.EXTEND INSULATION WITHOUT INTERRUPTION THROUGH WALLS, FLOORS, HANGERS AND SIMILAR
PENETRATIONS.
4.INSULATION JACKET AND FITTING COVER MUST BE PLENUM RATED.
5.IT IS ESSENTIAL THAT THE INTEGRITY OF THE VAPOR-BARRIER BE MAINTAINED. SEAL ALL
PENETRATIONS OF THE VAPOR BARRIER BY STAPLES, HANGERS OR WHERE OTHERWISE DAMAGED.
6.MAINTAIN ACCESS TO BALANCING DAMPERS.
7.INSULATION SHALL BE BY OWENS-CORNING, KNAUF, OR MANVILLE.
B.HVAC DUCTWORK
1.ALL SUPPLY AIR DUCTWORK SHOWN TO BE INSTALLED IN THIS SCOPE OF WORK SHALL BE
WRAPPED WITH 1-1/2 INCH OF 0.75 LB/CU.FT. FIBERGLASS, FOIL BACKED DUCT WRAPPING AND
COMPLY WITH ENERGY CODE REQUIREMENTS.
2. ALL RETURN AIR DUCTWORK SHALL BE WRAPPED WITH 1-1/2 INCH OF 0.75 LB/CU.FT. FIBERGLASS,
FOIL BACKED DUCT WRAPPING AND COMPLY WITH ENERGY CODE REQUIREMENTS.
III. HVAC
A.GENERAL
1.THE PROJECT CONSISTS OF MODIFICATIONS TO THE EXISTING HVAC SYSTEM. ALL EXISTING
MECHANICAL EQUIPMENT, DUCTWORK, ETC. MUST BE FIELD VERIFIED FOR EXACT LOCATION.
B.DUCTWORK AND AIR DISTRIBUTION
1.DUCTWORK (ROUND OR RECTANGULAR OR SPIRAL) SHALL BE OF GALVANIZED STEEL
CONSTRUCTION AND SHALL BE INSTALLED IN ACCORDANCE WITH THE LATEST EDITION OF THE
SMACNA "HVAC DUCT CONSTRUCTION STANDARDS METAL AND FLEXIBLE" MANUAL AND THE
FOLLOWING PRESSURE / SEAL SCHEDULE:

DOORS, DOORWAYS AND GATES
37. Entrances shall be provided in accordance with 11B-206.4
Entrances. Entrance doors, doorways, and gates
shall comply with 11B-404 Doors, Doorways, and Gates and shall
be on an accessible route complying
with 11B-402 Accessible Routes; (See exceptions). §11B-206.4
38. Door openings shall provide a clear width of 32 inches
minimum. Clear openings of doorways with
swinging doors shall be measured between the face of the door
and the stop, with the door open 90
degrees. Openings more than 24 inches deep shall provide a clear
opening of 36 inches minimum. There
shall be no projections into the required clear opening width lower
than 34 inches above the finish floor
or ground. Projections into the clear opening width between 34
inches and 80 inches above the finish
floor or ground shall not exceed 4 inches. §11B-404.2.3
39. Minimum maneuvering clearances at doors and gates shall
comply with 11B-404.2.4 Maneuvering
Clearances. Maneuvering clearances shall extend the full width of
the doorway and the required latch
side or hinge side clearance. §11B-404.2.4
40. Maneuvering clearances for forward approach shall be
provided when any obstruction within 18 inches
of the latch side an interior doorway, or within 24 inches of the
latch side of an exterior doorway,

projects more than 8 inches beyond the face of the door, measured
perpendicular to the face of the
door or gate. §11B-404.2.4.3
41. Floor or ground surface within required maneuvering
clearances shall comply with11B-302 Floor or
Ground Surfaces. Changes in level are not permitted at door
landings. §11B-404.2.4.4
42. Thresholds, if provided at doorways, shall be ½ inch high
maximum. Raised thresholds and changes in
level at doorways shall comply with 11B-302 Floor or Ground
Surfaces and 11B-303 Changes in Level.

43. Handles, pulls, latches, locks, and other operable parts on
doors and gates shall comply with 11B-309.4
Operation. Operable parts of such hardware shall be 34 inches
minimum and 44 inches maximum above
the finish floor or ground. Where sliding doors are in the fully open
position, operating hardware shall be
exposed and usable from both sides. §11B-404.2.7
44. Door and gate closing speed shall comply with the following:
a. Door closers and gate closers shall be adjusted so that from an
open position of 90 degrees, the
time required to move the door to a position of 12 degrees from the
latch is 5 seconds minimum.

b. Door and gate spring hinges shall be adjusted so that from the
open position of 70 degrees, the
door or gate shall move to the closed position in 1.5 seconds
minimum. §11B-404.2.8.2
45. The force for pushing or pulling open a door or gate other than
fire doors shall be as follows: §11B-

a. Interior hinged doors and gates: 5 pounds maximum.
b. Sliding or folding doors: 5 pounds maximum.
c. Required fire doors: the minimum opening force allowable by the
appropriate administrative
authority, not to exceed 15 pounds.
d. Exterior hinged doors: 5 pounds maximum.
46. Swinging door and gate surfaces within 10 inches of the finish
floor or ground measured vertically shall
have a smooth surface on the push side extending the full width of
the door or gate. Parts creating
horizontal or vertical joints in these surfaces shall be within 1/16
inch of the same plane as the other and
be free of sharp or abrasive edges. Cavities created by added kick
plates shall be capped. §11B-404.2.10
47. Doors, gates, and side lights adjacent to doors or gates,
containing one or more glazing panels that permit
viewing through the panels shall have the bottom of at least one
glazed panel located 43 inches maximum
