2. All work shall comply with local ordinances and state laws.
3. All construction shall confirm to current Title 24, California administrative code accessibility requirements, and federal ADA.
4. Details reference is for convenience only and does not limit the application of such details or drawings.
5. Written dimensions take precedence. Do not scale drawings.
6. The contractor shall verify all field conditions prior to bidding any work. All contractor shall thoroughly review contract
documents and site conditions prior to proceeding with work. Contractor shall notify Architect immediately if any condition arise
where there is a discrepancy between the contract documents and the field conditions.
7. Contractor shall protest all existing structures, landscaping, materials, etc., from potential damage during construction.
Contractor shall repair any disrupted or damaged surface during construction.
8. Construction materials stored on site shall be properly stacked and protected so as to prevent damage until used. Failure to do
so may be cause for rejection of material and/or work.
9. Contractor shall be responsible for initiating, maintaining and supervising all safety precautions and programs in connection
with work. Is the contractor's sole responsibility to ensure stability of the structure and provide necessary bracing prior to the
application of all shear walls, roof and floor and finish materials.
10. Any deviation from the Construction Documents or specifications by the Owner or Contractor without the Architect's approva
releases the Architect of responsibility and liability in connection with all work involved.
11. Contractor shall be responsible for verifying all materials, labor, installation, ect., confirms to the codes and requirements of
local governing agencies.
ACCESSIBLITY NOTES
1. The tenant space, all its exits from the building, the primary path of travel from the entrance to he tenant space, ad sanitary facilites,
drinking fountains and public telephones serving the tenant space must be accessible to the handicapped, subject to field verification.
2. The floor on the inside and outside of the doorway shall be level for a distance of 5 feet from the door in the direction of the door swing
and shall extend not less than 12" beyond each side of the door, and 24" beyond the strike side of the door. Floors shall have a non-slip
surface.
3. Door shall be operable with a single effort by lever type hardware with out special knowledge. Hand activated door opening hardware
shall be mounted 30" to 44" AFF. The bottom 10" of all doors shall have a smooth uninterrupted surface, except at automatic doors and
sliding doors. Maximum height of the threshold shall be 12"
4. facilities accessible to the physically handicapped shall be identified with the International Symbol of Accessibility. The symbol shall
consist of a white figure on a blue background. Restroom signage: where separate restrooms are provieded for each gender, provide an
equilateral triangle 14" thick, 12" on each side at the entry door of the men's restroom. Provide a 14" thick, 12" Diameter circle at the entry
door of the Women's restroom. Signs shall be of a contracting color from the door. Signs shall be centered on the outside of the door 60"
height.
5. At exterior ramps, a 2" high curb or wheel guide rail centered 3" +/- 1" above ramp surface is required where not otherwise bounded by
walls and whe the ramp exceeds 10 feet in length.
6. In dining facilities, the ratio of seating arranged to permit use by wheelchair occupants is 1 per 20 and is based upon the total number of
seats provided. At least one wheelchair space shall be provided for each dining, banquet, and bar area.
7. Knee space for wheelchair seating is 27" max. high X 30" wide X 18" deep. The max. height of the table top is between 28" - 34".
8. Tableware, dishware, condiments, food, beverage display shelves shall comply with Section 11B-226.1 & 11B-902.3.
9. Restrooms shall meet accessibility standards as defined by 11B-216.8.
10. Toilet and urinal flush controls, Faucet controls and operating mechanisms shall be operable with one hand, and shall not require tight
grasping, pinching, or twisting of the wrist. Controls for the flush valves shall be mounted on the wide side of the toilet areas. No more than
44 in. above the floor. The force required to activate controls shall be no greater than 5 lbs. Self closing valves area allowed if the faucet
remains open for at least 10 seconds.
11. Hot water and drain pipes under lavatories shall be insulated or otherwise covered. There shall be no sharp or abrasive surfaces
under lavatories.
12. Grab bars, tub and show seats, fasteners and mounting devices shall be designed for 250 lbs. Per linear foot load. A grab bar and
any wall or other surface adjacent to it shall be free of any sharp or abrasive elements. Grab bars shall not rotate withintheir fittings. Edges
shall have a minimum radius of 18". The diameter or width of the griping surfaces of the grab bar shall be 1-1/4" to 1-1/2" or equal. If grab
bars area mounted adjacent to a wall, the space between the wall and grabl bars shall be 1-1/2".
