I. ENERGY CONSERVATION NOTES
1. USE COMPUTER PROGRAM DESIGN ANALYSIS METHOD TO COMPLY WITH
ENERGY REQUIREMENT. SEE ENERGY CALCULATIONS.
2. ALL HEATING, VENTILATING, AIR CONDITIONING, AND WATER HEATING
EQUIPMENT SHALL MEET ALL REQUIREMENTS OF APPLIANCE EFFICIENCY
STANDARDS AND BE CERTIFIED BY CALIFORNIA ENERGY COMMISSION.
3. THERMOSTATS SHALL BE EQUIPPED WITH AUTOMATIC SETBACK, WHICH
OCCUPANT CAN PROGRAM TO AUTOMATICALLY SET BACK THE THERMOSTAT
TWICE IN 24 HOURS.
4. EQUIPMENT WHICH REQUIRES PREVENTIVE MAINTENANCE TO MAINTAIN

9. STORAGE TYPE WATER HEATERS SHALL BE EXTERNALLY WRAPPED WITH
R-13 INSULATION OR GREATER.
10. THE FIVE FEET OF PIPE CLOSEST TO THE WATER HEATER, IF OUTSIDE
CONDITIONED SPACE, SHALL BE INSULATED WITH A MINIMUM OF R-6 STEAM
AND STEAM CONDENISATION RETURN PIPING AND RECALCULATING HOT
WATER PIPING OUTSIDE THE BUILDING ENVELOPE SHALL 5E INSULATED IN
ACCORDANCE WITH T-20-1406. (D)
11. LAMPS USED IN LUMINARIES FOR GENERAL LIGHTING IN KITCHENS AND
BATHROOMS SHALL HAVE AN EFFICIENCY OF NOT LESS THAN 40 LUMENS
PER WATT.
12. SHOWER HEAD AND FAUCETS SHALL BE EQUIPPED WITH FLOW
RESTRICTORS AS OUTLINED IN THE APPLIANCE EFFICIENCY STANDARDS
AND SHALL BE CERTIFIED BY THE CALIFORNIA ENERGY COMMISSION,
13. ALL INISULATION USED SHALL COMPLY WITH CALIFORNIA QUALITf
STANDARDS.
14. AFTER INSTALLING INSULATION THE INSTALLER SHALL FOST IN A
CONSPICUOUS LOCATION IN THE BUILDING A CERTIFICATE SIGNED BY THE
INSTALLER AND THE BUILDER STATING THAT THE INSTALLATION CONFORMS
TO THE REQUIREMENTS OF TITLE 24, PART 2, CHAPTER 2"33, AND THAT THE
MATERIALS INSTALLED CONFORM WITH THE REQUIREMENTS OF TITLE
20,CHAPTER 2, SUBCHAPTER 4, ARTICLE 3. THE
CERTIFICATE SHALL STATE THE MANUFACTURER'S NAME AND MATERIAL
IDENTIFICATION, THE INSTALLED ' R" VALUE, AND (IN APPLICATION OF LOOSE
FILL INSULATION) THE MINIMUM INSTALLED WEIGHT PER SQUARE FOOT
CONSISTENT WITH THE MANUFACTURER'S LABELED DENSITY FOR THE
DESIRED "R" VALUE.
15. FOR INFILTRATION CONTROL, ALL OPENINGS AND PENETRATIONS MUST
BE CAULKED AND SEALED, SUCH AS AROUND WINDOWS, AT SOLE PLATES
AND OPENINGS FOR UTILITY PIPES AND WIRES.
16. DUCTWORK MUST COMPLY WITH CHAPTER 6, 2022 CALIFORNIA
MECHANICAL CODE (CMC) .
17. FACTORY BUILT FIREPLACES MUST HAVE CLOSABLE METAL OR GLASS
DOORS COVERING FIRE BOX OPENINGS. COMBUSTION AIR INTAKE DUCTS
ARE REQUIRED (SIX SQUARE INCHES MINIMUM) WITH DAMPERS, FLUE
DAMPERS ARE ALSO REQUIRED. ALL FIREPLACES SHALL BE EQUIPPED WITH
GLASS DOORS IN COMPLIANCE WITH TITLE 24 ENERGY CONSERVATION

18. PERMANENT VACUUM BREAKERS SHALL BE INCLUDED WITH BALL HOSE

J. GENERAL PROVISIONS
1. PROVIDE SHEET METAL DRYER VENT TO EXTERIOR. PROVIDE RECESSED
SUPPLY AND DRAIN UNIT FOR WASHER. AT SECOND FLOOR LOCATIONS
PROVIDE SHEET METAL DRAIN PAN WITH l" DRAIN LINE TO APPROVED
RECEPTOR.
2. PROVIDE MAILBOX UNIT EQUAL TO SURFACE MOUNTED U.S.P .S.
APPROVED UNIT MODEL WITH NEWSPAPER RECEPTACLE, INDIVIDUAL
LOCKABLE COMPARTMENTS.
3. PROVIDE BUILDING ADDRESS AND UNIT NUMBER IDENTIFICATION, STYLE

APPROVAL FROM PLANNING . (C.E.C. APPROVED). PROVIDED B-VENT

7. ALL UTILITIES MUST BE PLACED UNDERGROUND, ALL CABLES,

6. DIVISION OF INDUSTRIAL SAFETY: CONTRACTOR SHALL OBTAIN PERMITS
FROM THE STATE OF CALIFORNIA DIVISION OF INDUSTRIAL SAFETY AS
REQUIRED AND SHALL COMPLY WITH ALL REQUIREMENTS OF THE DIVISION.
7. SUBSTITUTION: NO SUBSTITUTION SHALL BE MADE WITHOUT THE OWNER'S
APPROVAL.
8. CHANGES: THE OWNER MAY ORDER EXTRA WORK OR MAKE CHANGES BY
ALTERING, ADDING TO, OR DEDUCTING FROM THE WORK: THE CONTRACTOR
SUM BEING ADJUSTED ACCORDINGLY.
9. CUTTING AND PATCHING: ALL TRADES SHALL DO THEIR OWN CUTTING,
FITTING, PATCHING ETC. TO MAKE THE SEVERAL PARTS COME TOGETHER
PROPERLY AND FIT IT TO RECEIVE OR BE RECEIVED BY WORK OF OTHER
TRADES.
10. THE CONTRACTOR SHALL WEEKLY CLEAN-UP, REMOVE AND DISPOSE IN A
LEGAL MANNER ALL DEBRIS AND WASTE ATTRIBUTED TO THE JOB.
11. THE CONTRACTOR SHALL BE RESPONSIBLE FOR REPLACEMENT OF REPAIR,
WITHOUT DAMAGE, FOR ANY DAMAGE CAUSED BY HIM OR HIS
SUB-CONTRACTOR.
12. THE CONTRACTOR SHALL BE RESPONSIBLE FOR AND SHALL REPLACE OR
REMEDY ANY FAULTY, IMPROPER OR INFERIOR MATERIALS OR WORKMANSHIP
OR ANY DAMAGE TO THEIR WORK RESULTING THERE-FROM, WITHOUT COST TO
OWNER, WHICH SHALL APPEAR WITHIN ONE YEAR AFTER THE COMPLETION
AND ACCEPTANCE OF THE WORK UNDER THIS CONTRACT.
13. THE TERM 'CONTRACTOR' AS USED HEREIN AND ON THE DRAWINGS SHALL
ALSO BE APPLICABLE TO EACH SUB-CONTRACTOR AS REQUIREMENTS PERTAIN
TO HIS TRADE.
14. CONTRACTOR SHALL SUBMIT COPIES OF MANUFACTURER'S CATALOG
SHEETS, BROCHURES, SHEETS, INSTALLED IN THE SAMPLES, INSTALLATION
INSTRUCTION, ETC. ON MANUFACTURED PRODUCTS USED OR INSTALLED IN
THE PROJECT FOR OWNER'S ACCEPTANCE BEFORE PURCHASE OR DELIVERY
TO THE SITE. NON-COMPLIANCE MAY RESULT IN REJECTION AND
NON-ACCEPTANCE.

DISABILITIES ACT (ADA) . THE DP IS NOT AN ATTORNEY NOR SHOULD THE DP'S
RENDERING AN OPINION OF PROBABLE SERVICES REQUIREMENTS BE
CONSIDERED EQUIVALENT TO A LEGAL INTERPRETATION OF ADA. THE DP'S
OPINION WILL BE BASED SOLELY ON HIS OR HER OWN EXPERIENCE AND
KNOWLEDGE. THIS REQUIRES THE DP TO MAKE A CERTAIN NUMBER OF
ASSUMPTIONS AS TO THE TYPES OF DISABILITIES COVERED BY ADA, THE

CONDITIONS. IF FOR ANY REASON A PERFECT JOB IS IMPOSSIBLE, IT

EFFICACY LUMINAIRES SHALL BE BE THE TOTAL NOMINAL RATED
WATTAGE ON THE INSTALLED HIGH EFFICACY LAMP(S). THE WATTAGE
OF LUMINAIRES SHALL BE DETERMINED AS SPECIFIED BY SEC. 130 (C).
C. PERMANENTLY INSTALLED LUMINAIRES IN BATHROOM, GARAGES,
LAUNDRY ROOMS, AND UTILITY ROOMS SHALL BE HIGH EFFICACY
LUMINAIRES.
EXCEPTION:
PERMANENTLY INSTALLED LUMINAIRES ARE NOT HIGH EFFICACY SHALL
BE ALLOWED PROVIDE THAT THEY ARE CONTROLLED BY AN
OCCUPANT SENSOR(S) CERTIFIED TO COMPLY WITH SECTION l 19(d).
SUCH MOTION SENSORS SHALL NOT HAVE A CONTROL THAT ALLOWS
THE LUMINAIRES TO BE TURNED ON AUTOMATICALLY OR THAT HAS AN
OVERRIDE ALLOWING THE LUMINAIRES TO BE ALWAYS ON.
D. PERMANENTLY INSTALLED LUMINAIRES LOCATED OTHER THAN IN
KITCHENS, BATHROOMS, GARAGES, LAUNDRY ROOMS, AND UTILITY
ROOMS SHALL BE HIGH EFFICACY LUMINAIRES.
EXCEPTION:
(l). PERMANENTLY INSTALLED LUMINAIRES ARE NOT HIGH EFFICACY
SHALL BE ALLOWED PROVIDED THEY ARE CONTROLLED BY A
DIMMER SWITCH.
(2). PERMANENTLY INSTALLED LUMINAIRES ARE NOT HIGH EFFICACY
SHALL BE ALLOWED PROVIDED THEY ARE CONTROLLED BY AN
OCCUPANT SENSOR[S) CERTIFIED TO COMPLY WITH SECTION
1191d). SUCH MOTION SENSORS SHALL NOT HAVE A CONTROL
THAT ALLOWS THE LUMINAIRES TO BE TURNED ON AUTOMATICALLY
OR THAT HAS AN OVERRIDE ALLOWING THE LUMINAIRES TO BE
ALWAYS ON.
(3). PERMANENTLY INSTALLED LUMINAIRES ARE NOT HIGH EFFICACY
SHALL BE ALLOWED IN CLOSETS LESS THAN 70 SQUARE FEET.
NOTE: LIGHTING IN AREAS ADJACENT TO THE KITCHEN, INCLUDING
BUT NOT LIMITED TO DINING AND NOOK AREAS, ARE CONSIDERED
KITCHEN LIGHTING IF THEY ARE NOT SEPARATELY SWITCHED FROM
KITCHEN LIGHTING.
E. LUMINAIRES RECESSED INTO INSULATED CEILINGS SHALL BE APPROVED
FOR ZERO CLEARANCE INSULATION COVER(IC) BY UNDERWRITERS
LABORATORIES OR OTHER TESTING/RATING LABORATORIES
RECOGNIZED BY THE INTERNATIONAL CONFERENCE OF BUILDING
OFFICIALS, AND SHALL INCLUDE A LABEL CERTIFYING AIR TIGHT[AT) OR
SIMILAR DESIGNATION TO SHOW AIR LEAKAGE LESS THAN 2.0 CFM AT
75 PASCALS (OR 1.57 LBS/SF) WHEN TESTED IN ACCORDANCE WITH
ASTM E283, AND SHALL BE SEALED WITH A GASKET OR CAULK BETWEEN
THE HOUSING AND CEILING.
F. LUMINAIRES PROVIDING OUTDOOR LIGHTING AND PERMANENTLY
MOUNTED TO A RESIDENTIAL BUILDING OR TO OTHER BUILDINGS ON
THE SAME LOT SHALL BE HIGH EFFICACY LUMINAIRES.
EXCEPTION:
(l). PERMANENTLY INSTALLED LUMINAIRES ARE NOT HIGH EFFICACY
SHALL BE ALLOWED PROVIDED THEY ARE CONTROLLED BY A
MOTION SENSORIS) WITH INTEGRAL PHOTOCONTROL CERTIFIED
TO COMPLY WITH SECTION ll9(d).
(2). PERMANENTLY INSTALLED LUMINAIRES IN OR AROUND SWIMMING
POOLS, WATER FEATURES, OR OTHER LOCATIONS SUBJECT TO
ARTICLE 680 OF THE CALIFORNIA ELECTRIC CODE NEED NOT BE
HIGH EFFICACY LUMINAIRES.
G. LIGHTING FOR PARKING LOTS FOR EIGHT OR MORE VEHICLES SHALL
COMPLY WITH THE APPLICABLE REQUIREMENTS IN SECTION 130, 132,
AND 147 OF CALIFORNIA ENERGY CODE. LIGHTING FOR PARKING
GARAGES FOR EIGHT OR MORE VEHICLES SHALL COMPLY WITH THE
APPLICABLE REQUIREMENTS IN SECTION 130, 13 l, AND 146 OF
CALIFORNIA ENERGY CODE.
H. PERMANENTLY INSTALLED LIGHTING IN THE ENCLOSED, NONDWELLJNG
SPACES OF LOW-RISE RESIDENTIAL BUILDINGS WITH FOUR OR MORE
DWELLING UNITS SHALL BE HIGH EFFICACY LUMINAIRES.
EXCEPTION:
(1 ). PERMANENTLY INSTALLED LUMINAIRES THAT ARE NOT HIGH
EFFICACY SHALL BE ALLOWED PROVIDED THAT THEY ARE
