proposing to build a new, two-story residence, including an encroachment into the protection zone of
one (1) protected tree. The project is subject to the City’s Single-Family Architectural Design Review
process. You have the opportunity to comment on the project prior to the City making a decision on
the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act
(CEQA) for the new construction of one, single-family dwelling.
B. Single-Family Architectural Design Review No. SFADR No. 24-16 and Protected Tree
Encroachment No. TRE 25-01
Project Description: The applicant is proposing a new 3,876 square foot, two-story, Prairie-style
residence with an attached 649 square foot, three-car garage. The site includes one (1) protected
tree which will be preserved with the development encroaching within its protection zone. An arborist
evaluation has been provided for the tree.
Lot Size: 9,251 square feet
Existing Building Size (excluding the garage): 1,029 square feet
New Building Size (excluding the garage): 3,876 square feet
Floor Area Ratio Proposed: 4,003 square feet (43%)
Floor Area Ratio Allowed: 4,163 square feet (45%)
Comment Period: February 11, 2025 to February 25, 2025 at 5:30 PM
