Garage door is facing north and not towards the street which is
acceptable. However, there’s a large motor court which is a concern
but the size is in scale with the lot size and size of the house. Will be
partially obscured by plants and trees which is acceptable by ARB
board members. Conditional approval subject to removal of
fountain/sculpture and replace with a tree in the center.

architectural style guidelines.

Property is currently over 30 feet high. Conditional approval upon
updated building plans with overall elevation height of 30 feet or below.

Explanation:
Partially flat roof throughout property and is generally discouraged.
Material not on approved list. Roof aesthetics still looks sloped from the
curb with the flat roof hidden. ARB board approved the use of flat roof
as it is hidden from the curbside, it’s the owner’s discretion on flat roof
materials to be used.

is consistent with the City’s adopted Design Guidelines.

Conditions of Approval: NONE
1) Need dimension drawings for front entry gate.
2) Removal of fountain/sculpture from the motor court.
3) Placement of tree in motor court to replace the fountain/sculpture.
4) Elevation drawing meeting the 30 ft height requirement.
5) Correct type of “Flat Room” to “Flat Roof” on page A-4.2
Please note all conditions of approval items were cleared on 6/26/25 and
ARB board members have approved final version of the stamped
architectural plan dated 6-27-25 which will be emailed to the City on same
date.
Reason for Denial:
There is a ten (10) day appeal period for this application. To file an appeal, a completed
Appeal Application form must be submitted to the City’s Planning Division along with a
$600.00 appeal fee by 4:30 p.m. on July 8, 2025 You will be notified if an appeal is filed.
Approved designs shall expire in one year (_June 27, 2026_) from the effective date
unless plans are submitted to Building Services for plan-check, a building permit is issued
and the construction is diligently pursued, a certificate of occupancy has been issued, or
the approval is renewed. The final plans must be consistent with the approved design

concept plans and any conditions of approval. Any inconsistency from the approved
design concept plans may preclude the issuance of a building permit.
An extension may be granted by the ARB or designee, or the Review Authority that
approved the project for a maximum period of one (1) year from the initial expiration date.
An extension can only be granted if the required findings can be made. Please note that
acceptance of an extension request does not indicate approval of an extension.
