to build a new single-family residence that is subject to the City’s Single- Family Architectural Design
Review process. You have the opportunity to provide comments prior to the City making a decision on the
project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act
(CEQA) for the new construction of one, single-family dwelling.
B. Single-Family Architectural Design Review No. SFADR 25-02
Project Description: The applicant is proposing demolition of the existing structure and construction of a
new two-story, single-family, Italian-style residence with 8,838 square feet of habitable area, an attached
479 square foot, two-car, and a detached 250 square foot, one-car garage. Per the Development Code,
garage floor area of up to 850 square feet is excluded from the floor area ratio (FAR). The residence also
includes 629 square feet of high ceiling area that counts toward the project FAR. The project will also
include a cabana, and a swimming pool within the rear yard. The proposed project complies with the
Development Standards and the Single-Family Residential Design Guidelines.
Lot Size: 26,400 square feet.
Proposed Floor Area Ratio (FAR): 9,467 square feet
Maximum Floor Area Ratio Allowed per Code: 9,600 square feet
Comment Period: July 17, 2025 to July 31, 2025 at 5:30 PM
