Per Government Code Section 65009 – If you challenge this project in court or in administrative hearing,
you may be limited to raising only those issues you or someone else raised at the public hearing described
in this notice, or in written correspondence delivered to Greg Medeiros at or prior to the public hearing.
In compliance with the American with Disabilities Act, if you need special assistance to participate in this

NOTICE IS HEREBY GIVEN that the Rancho Santa Anita Residents Association
Architectural Review Board will hold a public hearing for the project described below. The
project includes the following:
A. A Categorical Exemption from California Environmental Quality Act Pursuant to
Section 15303, Class 3 and Section 15304;
PROJECT ADDRESS: 416 Catalpa Road
PROJECT DESCRIPTION: Demolish an existing 2,923 square foot (SF) one-story single-
family residence (SFR) and construct a new 3,928 SF two story SFR. The dwelling will
include 4 bedrooms, 4 baths, a new 450 SF two car detached garage and a 2,250 SF
basement. The roof height will be 25’ 7”. The plan includes landscaping improvements to
the front and rear yards. Project details and calculations provided by applicant.
Lot Size: 12,367 sq. ft.
Building Size (excluding the garage): 3,928 sq. ft.
Lot Coverage Proposed: 3,357/ 12,367 = 27.2 %, allowed 35%)
Floor Area Ratio Proposed: 4,046 sq. ft., allowed 4,575.79 sq. ft.

HEARING DATE AND TIME: February 26, 2026 at 7:30 p.m.
