Per Government Code Section 65009 – If you challenge this project in court or in administrative hearing,
you may be limited to raising only those issues you or someone else raised at the public hearing described
in this notice, or in written correspondence delivered to Greg Medeiros at or prior to the public hearing.

NOTICE IS HEREBY GIVEN that the Rancho Santa Anita Residents Association
Architectural Review Board will hold a second public hearing for the project described
below. The project includes the following:
A. A Categorical Exemption from California Environmental Quality Act Pursuant to
Section 15303, Class 3 and Section 15304;
PROJECT ADDRESS: 480 Oxford Drive
PROJECT DESCRIPTION: Demolish an existing 1,907 square foot (SF) one-story single-
family residence (SFR) and construct a new 4,600 SF two story SFR. Based on comments
from the public and ARB members the plan was revised as follows: overall building height
was reduced 2’1” (new height 25’3”), roof pitch reduced, dormer roof vents added, rear
balcony removed, single roof color, concrete hardscape reduced and pavers increased,
chimneys raised, fascia detailing added and perimeter hedge planting upsized to 24” box
at planting.
Lot Size: 14,590 sq. ft.
Building Size (excluding the garage): 4,600 sq. ft.
Lot Coverage Proposed: 4,061/ 14,590 = 27.8 %, allowed 35%)
Floor Area Ratio Proposed: 4,912 sq. ft., allowed 5,398 sq. ft.
