HomeMy WebLinkAboutNoticeNOTICE OF PENDING DECISION IS HEREBY GIVEN that the owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single-Family Architectural Design Review process. You have the opportunity to provide comments prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for a new, single-family residence.
B. Single-Family Architectural Design Review No. SFADR No. 25-17 and Protected Tree Encroachment Permit No. TRE 26-02
Project Description: A new 5,799-square-foot, two-story, Modern Farm-house style residence, with an attached 1,049-square-foot three-car garage. The residence also includes high ceiling areas totaling 396 square feet and covered patios. The proposed project will encroach within the protected zone of one (1) protected Canary Island Pine tree located on the subject site. The proposed project complies with all the Development Standards including setbacks, lot coverage, height, and floor area limits. The project also meets City’s Single-Family Residential Design Guidelines.

New Building Area (excluding garage and high-ceiling areas): 5,799 square feet
Floor Area Ratio Allowed: 8,000 square feet (40%)
Floor Area Ratio Proposed: 6,394 square feet (32%)
Comment Period: February 19, 2026 to March 5, 2026 at 5:30 PM
