property is proposing to build a new single-family residence that is subject to the City’s Single-
Family Architectural Design Review process. You have the opportunity to comment on the
project prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15303(a) from the California Environmental
Quality Act (CEQA) for the new construction of one, single-family dwelling; and
B. Single-Family Architectural Design Review No. SFADR 25-24 and Protected Healthy
Tree Removal Permit No. TRH 26-01
Project Description: The applicant proposes to demolish the existing residence and construct
a new two-story Mediterranean-style home with 5,544 square feet of living area, a 697 square
foot detached three-car garage, a 126 square foot front porch, and a 945 square foot rear
covered patio. The project also includes the removal of three protected Maidenhair trees.
Lot Size: 25,699 square feet
New Building Size (excluding the garage): 5,544 square feet
Floor Area Ratio Proposed: 6,082 square feet (24%)
Floor Area Ratio Allowed: 9,425 square feet (37%)
Comment Period: February 25, 2026 to March 11, 2026 at 5:30 PM
