4. NEW PILASTER AT PORTICO
A901 DETAILS
The proposed project consists of a 419-square-foot second-story walk-in closet addition to the
existing single-family residence. The addition will enhance the livability and functionality of the
primary bedroom suite by providing dedicated wardrobe and storage space while maintaining the
architectural integrity and cohesive appearance of the home.
Scope of Work
The new second-story addition will be constructed over the existing structure and designed to
integrate seamlessly with the home's existing massing, roof-line, and proportions. The project
maintains the current building height and footprint while introducing minor exterior improvements
that strengthen architectural consistency and enhance curb appeal.
Exterior Improvements Include:
1.Addition of roof eave cornices to complement and complete the existing roof profile and
detailing.
2.Removal of the existing arched trim to all the opening, replaced with a straight trim for a
cleaner, more unified façade.
3.Repainting of the entire exterior, including trim, in color “Fossil,” providing a refreshed and
cohesive appearance.
4.Enhancement of the existing front portico by removing the columns on each side and
replacing them with a built-out wall featuring an arched opening, establishing a more
architecturally consistent and refined main entry expression.
5.Improvement at the garage opening by removing the existing overhead build-out element,
which currently lacks architectural relationship to the overall design, and introducing trim
molding around the garage opening to ensure stylistic consistency and balance with the rest
of the façade.
Design Intent and Materials
All new exterior materials and finishes will match or complement the existing residence to ensure
architectural harmony. The design intent is to enhance the existing home's character while
maintaining neighborhood compatibility. The addition will utilize:
1.Framing: Conventional wood construction consistent with the existing structure.
2.Roofing: Concrete roof tile matching the existing color and profile.
3.Stucco and Trim: Matching materials and profiles to integrate with current exterior finishes.
4.Windows: Compatible in style, proportion, and detailing with the existing home.
Conformance and Compatibility
The proposed addition and exterior modifications comply with all applicable City zoning and
building standards, including height, setbacks, and lot coverage. The proposed design respects
the architectural style of the existing residence and surrounding neighborhood while introducing
subtle refinements for improved aesthetic and functional value.
Conclusion
This 419-square-foot second-story walk-in closet addition, together with the proposed portico and
garage enhancements, represents a thoughtful and context-sensitive improvement to the existing
home. The project enhances interior functionality, updates exterior aesthetics, and promotes a
more cohesive and balanced architectural expression—all while preserving the character and
scale of the surrounding neighborhood.
