Santa Clara St. STE 200 Arcadia, CA 91006 Subject: Planning Commission Administrative Modification No. PC AM 26-02; Protected Healthy Tree Removal Permit No. TRH 26-03; and Protected Tree Encroachment Permit No. TRE 26-06 Project Address: 945 Singing Wood Drive Dear Applicant: At its May 26, 2026, meeting, the Planning Commission unanimously approved Planning Commission Administrative Modification No. PC AM 26-02; Protected Healthy Tree Removal Permit No. TRH 26-03; and Protected Tree Encroachment Permit No. TRE 26-06 to reduce the required front yard setback from the required 151’-6” to 120’-0”, removal of one protected healthy Coast Live Oak tree, and allow encroachment into the protected zones of additional protected trees in connection with the demolition of an existing residence and construction of a new two-story single-family residence with attached garages, pool house/cabana, swimming pool, and associated site improvements within the Rancho Santa Anita Homeowners Association at 945 Singing Wood Drive, subject to the conditions listed as part of the enclosed Resolution No. 2189. There is a ten (10) day appeal period for this application. To file an appeal, a completed Appeal Application form must be submitted to the Community Development Division either in person during business hours, or through Arcadia’s EDGE Portal at www.ArcadiaCA.gov/EDGE, along with a $772.00 appeal fee by June 5, 2026, at 4:30PM. The approval of PC AM 26-02, TRH 26-03 and TRE 26-06 shall expire in one year (June 7, 2027) from the effective date unless plans are submitted to Building Services for plan-check, a building permit is issued and the construction is diligently pursued, a certificate of occupancy has been issued, or the approval is renewed. The final plans must be consistent 2 with the approved design concept plans and any conditions of approval. Any inconsistency from the approved design concept plans may preclude the issuance of a building permit. An extension may be granted by the Deputy Development Services Director or designee, or the Review Authority that approved the project for a maximum period of one (1) year from the initial expiration date. An extension can only be granted if the required findings can be made. Note that acceptance of an extension request does not indicate approval of an extension. A building permit must be obtained prior to any construction activity. Please contact Building Services (626) 574-5416 for information on submittals and fees. This letter of approval must be presented to Building Services to initiate the permitting process. Approval of Planning Commission Administrative Modification No. PC AM 26-02; Protected Healthy Tree Removal Permit No. TRH 26-03; and Protected Tree Encroachment Permit No. TRE 26-06 shall not go into effect unless the Property Owner and Applicant have executed and filed the enclosed Acceptance Form to indicate awareness and acceptance of these conditions of approval. The Acceptance Form is due now and if it is not received by June 27, 2026, or if the project is appealed, this approval will become null and void.
