Box 60021 Arcadia, CA 91066 NOTICE IS HEREBY GIVEN that the City Council will hold a public hearing and consider the Planning Commission’s recommendation on the following project: A. EIR - Pursuant to the provisions of the California Environmental Quality Act (CEQA), the City has prepared an Environmental Impact Report (EIR) for the proposed Alexan Mixed-Use Development. The Draft EIR analyzed all the potential environmental effects of the proposed Project, identified ways to reduce significant environmental effects, and analyzed feasible alternatives to avoid or minimize significant effects. The DEIR was circulated for public review from February 24, 2022 to April 11, 2022. The FEIR is available for public review. B. Alexan Mixed-Use Development – Minor Use Permit No. MUP 21-08, Architectural Design Review No. ADR 21-12, Tentative Parcel Map No. TPM 21-02, Certificate of Demolition No. COD 21-22, Density Bonus, and General Plan Consistency No. GPC 22-01 for the Vacation of a Public Alley Project Description: – The proposed project involves a tentative parcel map to adjust the property lines from 4 legal lots to 2 lots and vacate the street alley for a project that that will be approximately 2.96 acres. The project also includes the demolition of several buildings to accommodate a mixed-use development that will consist of a new 7-story multi-family residential building containing 319 residential units. Of the 319 residential units, 26 of the units will be affordable units. The 8 -story office building and single-story bank drive-through would remain in place. An outdoor plaza would be constructed between the existing 8-story office tower and the proposed residential building. The parking structure will have a combination of above-ground parking within levels 1 and 2 of the building and two levels of subterranean parking with a total of 551 parking spaces. The reduced parking will be in conformance with State Density Bonus law. A portion of the off-site alleyway adjacent to the eastern boundary would be converted into a pedestrian paseo to facilitate the connectivity between the Metro station and downtown amenities.
